Job summary

associacareers is seeking a Full-Time Portfolio Property Manager in Schaumburg, IL. The role requires a licensed Community Manager in Illinois with an active Community Manager's License.

Responsibilities include managing condominiums, townhomes and HOA associations, budgeting, bid analysis, contract negotiation, and board communication. Experience with reserve studies, vendor management, and property inspections is essential.

Qualifications

• Bachelor's Degree preferred.
• Illinois CAM license required.
• Community Association Experience preferred but not required.

Responsibilities

• Manage Condominium, Townhome and Homeowner’s Associations.
• Prepare annual budgets including reserve studies.
• Analyze and implement items from reserve studies.
• Prepare requests for proposal from contractors.
• Analyze and evaluate bids and negotiate contracts.
• Coordinate with contractors to monitor quality of work.
• Perform weekly property inspections and document violations.
• Review insurance requirements and ensure compliance.
• Develop and implement policies and procedures.
• Prepare management reports and attend Board meetings.
• Oversee administrative work and assist as needed.
• Maintain relationships with ownership and respond to emails and calls promptly.
• Review associations' governing documents and be familiar with building components.
