Riverstone Communities is hiring a Level 2 Maintenance Technician for the Happy Trails Mobile Home Park in Clearwater, FL. The role features a steady 40-hour work week with a comprehensive benefits package and growth opportunities.

Responsibilities include plumbing and electrical tasks, groundskeeping, and property maintenance to Riverstone Communities' standards. Must be able to lift up to 50 pounds, and operate a vehicle for on-site duties. Training and advancement available.

Qualifications

• 2-3 years of general labor experience (groundskeeping, landscaping, property maintenance).
• 1-2 years of experience in basic residential plumbing.
• Ability to be very active: walking, bending, standing, and lifting up to 50 pounds.
• Comfortable working outside in all weather conditions.
• Legally able to operate a motor vehicle with a valid driver's license.

Responsibilities

• Perform plumbing repairs including faucets and toilets, and diagnose simple water leaks.
• Handle electrical tasks such as light fixtures, breakers, and outlets.
• Oversee curb appeal and groundskeeping to Riverstone Communities' standards, including mowing and planting.
• Complete clean outs of homes and finish work orders efficiently.
• Read water meters for each home and perform day-to-day duties with minimal supervision.
• Adhere to all safety laws and conduct regular inventory checks.
• Take training classes online or via computer/tablet.
• Other duties as trained.

We are currently seeking a qualified Maintenance Technician for our Happy Trails Mobile Home Park located at 2261 Gulf to Bay Blvd Clearwater, FL 33765.

Level 2 Maintenance Technician

Job Duties:

• Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
• Electrical work such as light fixtures, GFCI's, understanding lightbulb wattage, breakers and fuses, replacing outlets
• Oversee the curb appeal of the community and make sure it is up to Riverstone Communities' standards which includes:
  • Picking up trash around the community
  • Groundskeeping including lawn mowing, planting flowers, weeding/weed eating, etc
• Complete clean outs of homes
• Finish work orders in an efficient and timely manner
• Read water meters for each home
• Complete day to day duties with minimal supervision
• Adhere to all safety laws and regulations
• Conduct regular inventory checks on equipment and supplies
• Take training classes online/virtually via a computer or tablet
• Other duties as qualified and trained to do so

Level 2 Maintenance Technician

Requirements:

• 2-3 years of experience in general labor including groundskeeping, landscaping, property management maintenance
• 1-2 years of experience in basic residential plumbing
• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
• Need to be comfortable with working outside in all weather conditions
• Willingness to use technology/learn technology in a basic capacity
• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver's license

**Specific maintenance knowledge/skills will be tested for accuracy.
