Position Summary:

We are seeking a motivated and professional Leasing Agent to join our residential property management team in San Antonio, TX. The ideal candidate will represent the company as the first point of contact for prospective tenants, current residents, and partner agents. This person will be responsible for managing rental inquiries, showing homes, processing applications, negotiating lease terms and renewals, and maintaining a high level of customer service and communication throughout the leasing process.

Key Responsibilities:
Leasing & Marketing:
  • Respond promptly and professionally to incoming leasing inquiries via phone, email, and online platforms.
  • Schedule and conduct property showings for prospective tenants, including evenings and weekends as needed.
  • Promote and market available listings through MLS, company website, third-party platforms, and social media.
  • Keep property listings updated with accurate descriptions, photos, and availability.
  • Coordinate professional photography, signage, and lockbox installations as needed.
Tenant Application & Leasing Process:
  • Guide applicants through the leasing process from initial inquiry to move-in.
  • Review and screen rental applications according to company policies and Fair Housing laws.
  • Communicate with applicants regarding application status, approval requirements, and next steps.
  • Draft and send lease agreements, addenda, and disclosures through e-signature platforms.
  • Collect deposits and fees in coordination with the accounting team.
  • Ensure all move-in paperwork is completed and documented accurately.
Lease Renewals:
  • Monitor upcoming lease expirations and initiate renewal outreach in a timely manner.
  • Communicate proposed renewal terms to tenants and negotiate as needed.
  • Draft and process renewal agreements and lease extensions.
  • Coordinate with property owners for approval of renewal terms, rent increases, or adjustments.
Customer Service & Support:
  • Serve as a point of contact for prospective and current tenants, providing timely and clear communication.
  • Address common questions regarding property features, lease terms, rental policies, and application requirements.
  • Coordinate with maintenance and management staff to support tenant needs during the leasing process.
Collaboration & Record-Keeping:
  • Maintain accurate records of communications, applications, leases, and renewals in the CRM/property management software.
  • Collaborate with the property management, maintenance, and accounting teams to ensure seamless handoffs from leasing to move-in.
  • Stay informed on market trends and rental pricing in the Austin area.
Qualifications:
  • Active Texas Real Estate License required.
  • Minimum 1-2 years of experience in leasing, real estate sales, or residential property management.
  • Strong knowledge of the Austin rental market and surrounding neighborhoods.
  • Excellent written and verbal communication skills.
  • Professional demeanor with strong interpersonal and customer service skills.
  • Tech-savvy and proficient in CRM/property management platforms, email, and cloud-based tools.
  • Reliable transportation and ability to travel to showings across the Austin metro area.
  • Ability to work independently, manage time efficiently, and meet deadlines.
Preferred Skills:
  • Familiarity with property management software (e.g., AppFolio, Buildium, or similar).
  • Experience working with investor owners and owner-occupied rental homes.
  • Bilingual (Spanish/English) is a plus.
