The Domain Companies is seeking a personable Leasing Specialist for Downtown New Orleans. Build the leasing pipeline, conduct tours, and be the property's ambassador, delivering exceptional service and closing transactions.

Responsibilities

  • Build leasing pipeline through relationships, outreach, and university partnerships.
  • Be the property's ambassador and tell the story on tours; follow up with prospects.
  • Drive marketing and social media strategy with corporate team and leadership; conduct market surveys.
  • Coordinate move-ins/move-outs; maintain lease renewals and evictions in compliance with laws.
  • Keep the property in impeccable condition with annual unit inspections and maintenance coordination.
  • Be the neighborhood expert; recommend local activities and services.
  • Plan, coordinate, and promote resident social events.
  • Take ownership; lead new initiatives and drive company goals.

Leasing Specialist - Downtown New Orleans

About the Property:

Thirteen15 is a modern, fully furnished apartment community in New Orleans located Downtown, built to serve Tulane University's downtown campus community - students, faculty, and university affiliates - while welcoming anyone seeking upscale downtown living. It's a short walk to the French Quarter and the Caesars Superdome. The studio, one-bedroom and two-bedroom homes feature interiors by a local designer in a midcentury modern style. Amenities include ground-floor retail and lounge spaces, front-desk concierge service, and high-speed internet.

  • Build the leasing pipeline. Prospect relentlessly through relationship building, cold outreach and community engagement with universities, academic departments and local partners.
  • Be the property's ambassador. Understand what prospective residents prefer, want and need. Tell the story of life at Thirteen15 and bring it to life on tours. Follow up with every prospect personally and build lasting relationships.
  • Drive marketing and social media. Work with the corporate marketing team and property leadership to develop, execute and monitor a marketing and social media strategy. Conduct regular market surveys, track how well current strategies are working, and share insights and ideas with leadership.
  • Deliver seamless move-ins and move-outs. Coordinate with the property team to make every transition memorable. Prepare and maintain all paper and electronic files, including lease renewals and evictions, in compliance with company policy, state landlord/tenant law, and state and federal fair housing laws. Keep resident profiles and ledgers current in Yardi.
  • Keep the property in impeccable condition. Conduct annual unit inspections and coordinate maintenance requests. Follow up with residents to make sure our product and service have exceeded their expectations.
  • Be the neighborhood expert. Recommend local activities, businesses and services so residents and guests have a great experience in New Orleans.
  • Bring the community together. Help plan, coordinate and promote resident social events.
  • Take ownership. Solve problems proactively, even outside your area. Take on new initiatives and responsibilities as they come up, and look for chances to lead and help the company reach its larger goals.

Skills, Experience, and Qualifications Required :

  • High school or GED required.
  • A minimum of 2 years of market rate rental leasing experience preferred. Previous sales experience also preferred.
  • Yardi and/or Pay Scan experience preferred.
  • Customer centric with a warm demeanor, positive attitude and impeccable follow through.
  • Ability to work independently and with a team.
  • Ability to plan and prioritize efficiently and motivate/lead team members.
  • Ability to work in a fast-paced environment and complete multiple tasks with simultaneous deadlines/interruptions.
  • Strong written and verbal communication and problem-solving skills; able to confidently cold call and visit potential prospects to promote the building, build the pipeline, and establish connections.
  • Knowledge of the city; knowledge of the local transportation options to include public and private transportation options.
  • Maintain an organized filing system and office areas.
  • Technically savvy with technology, i.e. smart phones and computers.
  • Computer proficiency included but not limited to Microsoft Office.

Physical Demands:

  • This position involves regular walking, standing, sitting for extended periods of time, hearing, and talking.
  • May occasionally involve stooping, kneeling, or crouching.
  • May involve close vision, color vision, depth perception, focus adjustment, and viewing computer monitor for extended periods of time.
  • Involves manual dexterity for using keyboard, mouse, and other office equipment.
  • May involve moving or lifting items at or about 40 pounds.
