Somerset Pacific is seeking a highly charismatic and motivated individual to serve as a Leasing Specialist for our Baton Rouge properties. This role demands exceptional people skills and an “all-in” work ethic.

Essential Functions
  1. Proactive Sales and Marketing to successfully lease up our HUD and LIHTC properties.
  2. Provide exceptional customer service to residents and potential residents while utilizing professional sales and marketing techniques.
  3. Process rental applications in compliance with HUD and Section 42 regulations and other project program requirements.
  4. Perform weekly market surveys to identify and recommend local marketing opportunities, appropriate marketing messages, and materials to drive traffic to the property.
  5. Conduct onsite inspections to ensure compliance with LIHTC and HUD standards.
  6. Execute social media and communication strategies on various platforms to engage customers.
  7. Enforce multi-state landlord laws, lease agreements, and property rules and regulations.
  8. Build accurate new tenant files and submit them to the appropriate compliance department for approval.
  9. Demonstrate sales, customer service, and supervisory skills.
  10. Maintain excellent Section 42 and HUD compliance skills.
  11. Possess 2 years lease-up experience for newly developed properties, with emphasis on Section 42.
Qualifications
  1. College graduates preferred, with a minimum of two years of customer service, sales, and/or community management experience, or an equivalent combination.
  2. Ability and willingness to work up to six days per week for the necessary level of management coverage.
  3. Values and fosters a sensitive and supportive approach to a diverse working and living environment.
  4. Commitment to excellence and high standards, with acute attention to detail.
  5. Excellent written and verbal communication skills.
  6. Knowledge of OneSite or similar property management software is preferred.
  7. Strong organizational, problem-solving, and analytical skills.
  8. Handles multiple, complex projects with minimal guidance, prioritizes effectively, and meets deadlines.
  9. Works well independently and as part of various teams.
