POSITION: Leasing Consultant

REPORTS TO: Property Manager

Every person is expected to perform any reasonable task or request that aligns with company objectives. It is essential to review these duties, skills, and physical requirements carefully and confirm your ability to perform all duties, possess the necessary skills, and physical abilities.

JOB BRIEF: The Leasing Consultant is the property’s sales representative, primarily greeting prospects, professionally presenting property features and benefits, and securing lease agreements from qualified individuals. The role is service-oriented, aiming to make residents feel welcome and comfortable. The Leasing Consultant will escalate situations requiring higher-level decisions to a supervisor.

Duties and Responsibilities

  • Conduct all business in accordance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant laws.
  • Complete Fair Housing training within the first 90 days if not already knowledgeable.
  • Understand lease contracts, applications, and addenda thoroughly.
  • Follow SunRidge policies as outlined in the Employee Handbook and Operations Manual.
  • Report any illegal conduct by vendors, residents, or employees immediately.

Marketing and Leasing

  • Maintain a professional and friendly atmosphere in the leasing office and meeting areas.
  • Keep work areas clean and organized.
  • Inspect models and vacancies daily for cleanliness.
  • Handle incoming calls professionally, transferring to appropriate personnel when needed.
  • Greet prospects, assess their needs, and present the community and apartments effectively.
  • Stay informed about local market conditions and contribute ideas for property marketing and resident satisfaction improvements.

Administrative

  • Accurately complete lease applications and notify prospects of results.
  • Process lease paperwork and accept rent and deposits using approved receipts.
  • Maintain guest information records, send thank-you notes, and follow up.
  • Log resident communications and assist in preparing reports and surveys.
  • Accompany vendors during service calls when necessary.

Training

  • Complete all required Grace Hill courses by deadlines; unpaid if overdue.

General

  • Perform additional duties as assigned by the Manager or Property Supervisor.

Qualifications

Maintain strong leasing and closing skills, stay organized, and possess basic computer skills.

Work Hours: Flexible schedule, including weekends and holidays. Full-time employees work 20-40 hours weekly; overtime requires prior approval.

Physical Requirements

  • Stand, walk, or sit as needed, with approximately 70% on feet.
  • Perform physical activities such as bending, stooping, climbing stairs, inspecting property, and handling supplies.

Vision, Hearing, and Speaking Requirements

  • Constantly review reports, forms, and communicate verbally and in writing.

Driving/Traveling

  • Use personal transportation for inspections, errands, and outreach, maintaining valid driver’s license and insurance.

Working Environment

  • Indoors and outdoors in various weather conditions; occasional exposure to fumes and solvents.

Reasoning Development

  • Moderate; apply logical thinking and follow procedures with occasional deviations.
