Responsibilities

The Leasing Specialist is responsible for performing legal and quality reviews of all legal document deliverables before submission to clients or Landlords, ensuring 100% compliance with all client requirements and legal guidelines.

Essential Duties and Responsibilities:

1. Review all documents prepared by the Site Acquisition Specialists, including Lease Agreements, Amendments, Easement agreements, collocation applications, etc., ensuring compliance with legal and client requirements.
2. Mentor Site Acquisition Specialists on leasing and client requirements.
3. Advise the Site Acquisition team on leasing-related issues.
4. Partner with Site Acquisition Specialists during difficult Landlord lease negotiations.
5. Assist with drafting non-standard lease and amendment language, lead negotiations, redline agreements, and finalize agreements for approval and execution.
6. Prepare and obtain signatures on lease package documents; clear title issues, including drafting and recording MOLs and SNDA's.
7. Draft, negotiate, and execute new lease agreements, easements, and right-of-way agreements with Landlords.
8. Assist with special projects as needed.
9. Perform other duties as assigned.

Salary Range: $55k - $65k, depending on experience.

Qualifications

Skills and Experience:

• Bachelor's Degree in a related field or equivalent work experience.
• Juris Doctor degree preferred.
• Two years of experience in leasing, contracts, real estate, or related areas, preferably in telecommunications.
• Strong mentoring, organizational, and communication skills.
• Attention to detail and a business-minded, consultative approach focused on profitability and margins.
