Please note that while this position is remote, the candidate must be located in the Mid-Atlantic region.

Urban Edge Properties is a NYSE listed real estate investment trust focused on owning, managing, acquiring, developing, and redeveloping retail real estate in urban communities, primarily in the Washington, D.C. to Boston corridor. Urban Edge owns 75 properties totaling 17.4 million square feet of gross leasable area.

The successful candidate will play an important role in growing and maintaining the occupancy of our portfolio by leasing space to new tenants and negotiating the renewal of existing tenants. Responsibilities include sourcing new deals, lease negotiations, renewal and lease modification negotiations, new tenant outreach and general business development, creating merchandising plans, using financial analysis to evaluate deals, maintaining market information, analyzing, and providing feedback on new development and acquisition opportunities. The individual in this position must be detail-oriented, organized, able to work with people inside and outside the company at all levels, diligent regarding confidential matters and able to work independently. The candidate will be able to demonstrate experience leasing space to all types of retailers including soft goods, service providers, restaurants and quick service restaurants.

Key Responsibilities:

  • The marketing and leasing of available space for a portfolio of 12-15 properties.
  • Maintain relationships with existing tenants and establish new relationships with prospective retailers and tenant brokers.
  • Review and negotiate letters of intent, leases and other related documents.
  • Evaluate value-added opportunities through upgrading tenant mix and/or repositioning commercial space mix within your portfolio of properties.
  • Provide leasing direction in the pre-development & entitlement process for proposed developments.
  • Develop, update and present leasing reports to senior management.
  • Provide income projections for the annual budget process and quarterly forecasts.
  • Create merchandising plans for existing assets, new acquisitions and new developments.
  • Coordinate with Asset Management to achieve budgeted property level objectives.
  • Assist Development with creating income projections for proposed development pro-formas.
  • Assist Acquisitions group with underwriting and research on proposed acquisition opportunities.
Skills and Qualifications:

Job Qualifications

  • Proven track record of leasing success, preferably in open-air shopping centers
  • Experience including new lease transactions, renewals, terminations, and expansions.
  • Strong negotiator with a proven track record (deal sheet required).
  • Ability to manage relationships with brokers and leasing companies.
  • Ability to multi-task and handle multiple projects, markets and assets simultaneously.
  • High integrity, drive and intellectual curiosity are a must.

Education/Experience Required

  • Bachelor’s Degree or equivalent from four-year college
  • Minimum 5 years of retail leasing experience required, open-air center or regional mall experience preferred.
