Job summary

Brixmor Property Group is seeking a Leasing Representative to manage a portfolio of retail properties, source tenants, negotiate leases, and build strong market-wide relationships with tenants, brokers, and ownership groups.

Responsibilities

• Source new tenants, negotiate lease terms, analyze leases and close transactions.
• Negotiate and complete lease renewals including coordinating with legal and environmental teams.
• Establish tenant and industry relationships across the region.
• Perform market surveys and cold calls to identify opportunities.
• Develop and send marketing packages to potential tenants.
• Understand demographics, traffic patterns and market trends to inform leasing strategy.
• Calculate ROI, NPV and other financial metrics for proposals.
• Be knowledgeable of competing shopping centers and rental rates.
• Strategize renewals and occupancy plans to optimize portfolio performance.
• Travel throughout the region to manage properties and relationships.

Job description

This position reports to the VP, Leasing and is responsible for a portfolio of retail properties. The Leasing Representative will perform all leasing activities and develop networks and strong market-wide tenant, broker, and ownership relationships and identify potential tenants.

Responsibilities

• Source new tenants, negotiate lease parameters, analyze leases and close lease transactions
• Negotiate and complete lease renewals (including business terms; coordinate and assist with legal and environmental issues with appropriate support teams in the corporate office)
• Establish tenant and industry relationships
• Perform market surveys and cold calls
• Develop and send marketing packages and materials to potential tenants
• Thoroughly understand demographics, traffic patterns and market trends
• Calculate return on investment, net present value and other financial ratios, percentages, and measurements
• Be knowledgeable of competing shopping centers and rental rates
• Understand a situation and creatively, logically strategize alternatives and determine a course of action
• Travel throughout region

Qualifications
