JOB SUMMARY: The Leasing Manager is responsible for professionally leasing rental apartments to maximize income and achieve property occupancy goals, ensuring that the leasing sales process is followed correctly.

Essential Duties and Responsibilities
Manage day-to-day leasing operations of the property:
- Maintain complete and accurate property files and records.
- Respond timely to prospective resident telephone calls and internet leads.
- Review all rental and move-in files for accuracy and input new residents into Yardi.
- Enter daily leasing activity into the leasing system daily.
- Promptly attend to resident comments and/or complaints.
- Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident.
- Inspect make-ready apartments prior to move-in.
- Review all lease files prior to move-in for accuracy and completeness.
Support the property manager’s efforts to manage marketing and leasing for the property:
- Understand the market and any other aspects of the sub-market that could impact occupancy and/or income.
- Assist in the creation of marketing surveys and any other tools.
- Supervise the leasing tours and closing techniques to achieve the best possible closing ratios.
- Responsible for leasing apartments, improving occupancy, and generating traffic.
Manage leasing personnel:
- Create, mentor, and manage a cohesive property management team in accordance with policies.
- Coordinate orientation and ongoing training programs for leasing staff.
- Perform other duties as requested to support property operations.
Qualifications
Education/Experience:
High school diploma or GED.
Competencies
- Minimum two years of property management industry experience. CAM, ARM, or CCRM certification (Preferred).
- Strong communication and customer service skills. Proficient in Microsoft Word, Outlook, and Excel.
- Experience in conducting Internet searches and using online calendars and databases.
