Job summary

Coastal Ridge Real Estate in State College, PA seeks a Leasing Manager to lead leasing efforts and mentor the leasing team while ensuring an exceptional resident experience. The role oversees tours, lead management, and lease execution at one of our student housing properties.

You’ll collaborate with the Property Manager to meet leasing goals, stay ahead of market trends, and coordinate resident events. Strong communication and Excel skills are valued, with state licensing where applicable.

Qualifications

• High school diploma or equivalent; bachelor's degree preferred.
• Willingness to obtain licenses/certifications required by state/local jurisdictions.
• Proven leasing and sales experience; multifamily or student housing preferred.
• Familiarity with Entrata, OneSite, or RealPage is a plus.
• Intermediate proficiency in Microsoft Excel.
• Ability to participate in emergency duties as needed.

Responsibilities

• Enter and manage leads in Entrata and follow-ups.
• Welcome and engage prospects, providing informative tours.
• Close the sale by addressing objections and guiding leasing decisions.
• Guide applicants through the application and lease process and screening procedures.
• Monitor and participate in resident renewal efforts.
• Maintain clubhouse, model units, and tour routes to high standards.
• Achieve leasing goals individually and with the team and Property Manager.
• Stay informed of market trends and competitors; document market offerings.
• Understand selling points, objections, leasing trends, traffic, and unit availability.
• Mentor and support the leasing team with clear expectations and resources.
• Foster superior service by addressing escalated resident concerns.
• Coordinate marketing initiatives and resident events to attract prospects.
• Assist in weekly and monthly reports; contribute to overall performance.
• Perform other duties as assigned.

As a Leasing Manager, you’ll lead leasing efforts and administrative functions to ensure the property thrives at its highest potential. You’ll act as a mentor and motivator for the leasing team, fostering collaboration and empowering success, while ensuring an exceptional experience for current and future residents. This full-time, non-exempt position reports to the Property Manager.

Where You’ll Work:

You will be working at one of our Student Housing properties in State College, PA.

What You’ll Own:

• Participate in and drive all aspects of the leasing process, ensuring accuracy, timeliness, and effectiveness:
  • Enter and manage leads in Entrata, ensuring timely follow-ups.
  • Welcome and engage prospects, providing tours that highlight the property's key features.
  • Effectively close the sale by addressing objections, highlighting benefits, and confidently guiding prospects through the leasing decision.
  • Guide prospects through the application and lease process, ensuring proper execution of leases and adherence to screening procedures.
  • Monitor and participate in resident renewal efforts.
  • Maintain clubhouse, model units, and tour routes to exceptional standards of cleanliness and appeal.
• Achieve both individual and team leasing goals, proactively identifying opportunities and addressing challenges in collaboration with the Property Manager.
• Stay informed of market trends and competitors by shopping the competition and keeping detailed records of market offerings.
• Cultivate a deep understanding of the property’s selling points, common objections, leasing trends, traffic patterns, and unit availability to position it effectively in the market.
• Mentor and support the leasing team by setting clear expectations, offering guidance, and providing resources to achieve success.
• Foster superior service by addressing escalated resident concerns with professionalism and care.
• Coordinate and participate in marketing initiatives and resident events to attract prospects and retain residents.
• Assist in the preparation of weekly and monthly reports, contributing to the property’s overall performance and success.
• Perform other duties as assigned.

What You’ll Bring:

• High school diploma or equivalent required; Bachelor’s degree preferred.
• Willingness to obtain all licenses and/or certifications required by State or Local jurisdictions including but not limited to PA, IL, NJ and IA.
• Proven leasing and sales experience; experience in multifamily or student housing preferred.
• Familiarity with property management software such as Entrata, OneSite, or RealPage preferred.
• Intermediate proficiency in Microsoft Excel, including formulas, sorting, and filtering, is a plus.
• Ability to participate in emergency duties as needed.
