Job summary

Genuine Property Services seeks an experienced Leasing Manager for a portfolio of Brooklyn properties. This on-site role reports to the General Manager and requires LIHTC and DHCR rent stabilized leasing experience.

You will lead a leasing team, manage marketing, and coordinate renewals while ensuring compliance with rent stabilization and HPD/HDC rules. Strong communication and data accuracy are essential.

Qualifications

• At least 2 years of experience in a similar leasing manager role.
• Full time position; 5 days a week with weekends required.
• New York State Real Estate License is required.
• Bachelor’s degree or higher is required.
• Excellent verbal and written communication and strong interpersonal skills.
• Experience with property management and leasing software preferred.

Responsibilities

• Lead on-site team to manage apartment rentals, marketing, leasing, and customer relations.
• Meet with prospective residents, show properties, and quote rents and concessions.
• Oversee negotiations and review offers; escalate to Asset Management as needed.
• Prepare lease packages and ensure verification in proper form.
• Lease renewals and data entry in Yardi; manage leases as needed.
• Ensure compliance with rent stabilization laws and HPD/HDC rules.
• Track prospect information, monitor marketing reports, and report traffic.
• Review listings for accuracy and currency; monitor market comparables.
• Maintain turnover reports and biweekly vacancy audits in Yardi.
• Coordinate renovations reports with property management teams.
• Prepare broker commission documentation for submittal to AP.
• Interview, onboard, and train new staff; enforce policies and procedures.
• Compile monthly reports and discuss market trends with leadership.

Job Description

We are seeking an experienced and motivated Leasing Manager for a portfolio of new buildings in Brooklyn (Clinton Hill, Bed-Stuy, Prospect Park are). This position will be on-site at one of our brand new buildings in the Prospect Park area. The Leasing Manager will drive the performance of their assigned properties and play an integral role on a growing leasing team. This position reports to the General Manager. Experience with LIHTC and DHCR rent stabilized leasing is a must.

Responsibilities

• Lead on site team to effectively manage activities related to apartment rentals including marketing, leasing, reputation management, and maintaining good customer relations with current residents, prospective residents, and the brokerage community.
• Meet with prospective residents, identifies their needs, show homes and property amenities, quote established rents and concessions, and strong follow up.
• Oversee negotiations and review/approve offers (escalated to Asset Management as needed).
• Applications: create lease packages and ensure all team members submit for verification in proper form
• Leasing: Send out renewals and manage them in Yardi, enter new leases as needed.
• Compliance: assure that all annual compliance requirements are met for all properties such as annual recertifications, compliance with rent stabilization laws, familiarity with HPD /HDC rules and regulations.
• CRM: Diligently track prospect information to ensure data is complete and accurate. Ensure team is responding in a timely manner and are proactively pursuing leads and that all marketing reports are properly reporting traffic, agent deals, etc.
• Listings: Review, approve, and oversee listings to ensure they are all optimized, accurate, appropriately rotated.
• Monitor competitive market landscape and collect detailed market comparable as directed
• Manage availability sheet and ensure accuracy, including biweekly audits in Yardi to ensure all vacancies are reported.
• Ensure team is updating turnover report as needed and apartments are shown in good condition. Report issues accordingly.
• Work with property management teams to track and maintain renovations reports.
• Approve accurate broker commission documentation, prior to team’s submittal to AP.
• Interview, onboard, train, and coach new staff and ensure all policies and procedures are followed.
• Compile and present monthly reports to senior leadership and discuss market information and trends with Leasing Director and Marketing Department.
• Inspect weekly reports and ensure all appropriate data is entered.

Requirements & Critical Skills

• At least 2 years of experience in a similar role.
• Full time position - 5 days a week. Weekends are required.
• NYS Real Estate License required.
• Bachelor’s degree or higher.
• Excellent verbal and written communication skills and excellent interpersonal skills.
