Job Title: Leasing Manager
The Leasing Manager is responsible for managing all aspects of the leasing process. This position sets sales goals to meet the community’s needs and develops innovative strategies to achieve and surpass these objectives. The Leasing Manager also motivates and coaches Leasing Consultants, monitoring performance to increase community value.
Essential Functions/Responsibilities
Customer Service
- Support and embody the customer experience vision and brand promise.
- Communicate service guarantees and standards to residents.
- Address and resolve customer concerns promptly.
- Assist residents during move-in, lease renewals, move-outs, and transfers.
- Coach Leasing Consultants on sales and lead management.
- Participate in the community renewal program to enhance resident retention.
- Ensure merchandising plans align with brand standards.
- Handle service requests and follow up for resident satisfaction.
- Complete other duties as assigned.
Sales and Marketing
- Set and monitor leasing goals based on community occupancy and market conditions.
- Provide pricing recommendations and assist with market surveys.
- Track and report team performance.
- Convert prospects into leases through proactive sales efforts.
- Present community features effectively to residents and prospects.
- Conduct tours and update market surveys regularly.
- Assist with move-ins, renewals, and move-outs with accurate record-keeping.
- Analyze marketing performance and communicate results.
- Manage Entrata tasks and leads daily.
- Maintain social media and online listings accurately.
- Ensure the property and models are in excellent condition.
- Perform other duties as assigned.
Operational Standards
- Participate in Revenue Management calls.
- Review and approve lease paperwork.
- Support and enforce brand standards and policies.
- Ensure legal compliance, including Fair Housing regulations.
- Complete other duties as assigned.
Education and Experience
- High School diploma or GED; Bachelor’s degree or related experience preferred.
- At least 3 years of sales experience.
Skills and Knowledge
- Excellent communication skills in English.
- Leadership and goal achievement skills.
- Ability to mentor and train staff.
- Ownership of resident issues and problem resolution.
- Knowledge of community, market trends, and local area.
- Proficiency with Microsoft Office, Entrata, Yardi, and Revenue Management software.
- Basic arithmetic skills.
- Ability to operate office equipment and electronic devices.
- Ability to travel between communities if necessary.
- Punctuality and adherence to work schedules, including weekends.
