Primary Responsibilities
- Oversee and manage selection of marketing tour path, target viewing apartments; ensure rent-ready apartments, model homes, and community amenities are impeccable.
- Manage effectiveness of mini model items, placement, and presentation.
- Answer incoming calls, convert phone calls into walk-in traffic, set viewing appointments; ensure all leasing traffic is recorded and input daily.
- Manage timely responses to resident and prospective resident calls and emails; monitor and verify traffic in queue is responded to daily.
- Tour prospective residents with energy and enthusiasm the Weidner way.
- Promote successful leasing by facilitating the application process at the end of the tour.
- Design and implement a plan to improve conversion ratios for all leasing associates.
- Review and process all applications immediately upon receipt.
- Provide timely and respectful communication with applicants upon receiving results.
- Follow Weidner Move-In Experience with all approved applicants.
- Meet with Community Director regularly to review leasing performance and goals, to improve leasing initiatives and strategy.
- Assist with monthly financial performance reports with onsite teams; support strategy for meeting budget, revenue management, and expense control.
- Assist with all resident, financial, analytic, and reporting functions for the community.
- Manage and negotiate all lease renewals in a timely manner and promote resident retention.
- Complete market analysis and shop competitive properties at least monthly; implement marketing and leasing strategies daily.
- Coordinate daily activities of the leasing team through management of People, Product, Price, and Promotion.
- Provide supervision, direction, and structure to your team in the absence of the Community Director or Supervisor.
- Exercise discretion and independent judgment in daily marketing and advertising functions to enhance performance.
- Maintain in-depth knowledge of the community, residents, and competitor properties at all times.
- Ensure market-ready apartments, common areas, and amenities are clean and maintained daily to Weidner’s standards.
- Assist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive information.
- Accompany vendors to vacant and/or occupied units, as needed.
- Assist with lease renewals promptly and promote resident retention.
- Ensure leasing office is clean, orderly, and professionally presentable at all times.
- Create, store, and maintain residential files, ensuring strict confidentiality.
- Collect revenues, including rents, deposits, and fees.
- Accept and document service requests; follow up upon completion.
- Follow all company key logging and storing procedures.
- Maintain regular and effective communication with Community Director.
- Promote safety and use of PPE to minimize hazards.
- Inspect, respond to, and follow up on safety issues, accidents, liabilities, and emergency situations immediately.
Qualifications
- 3+ years of leasing experience with outstanding customer service skills.
- Prior management experience preferred.
- Ability to work safely and efficiently.
- Motivated to learn and contribute daily in a fast-paced environment.
- Ability to give professional directions clearly via in person, phone, email, and text.
- Experience with Microsoft Office preferred (Word, Excel, PowerPoint, Outlook).
- Yardi and Paycom experience preferred; willing to learn new software.

- Prompt, regular attendance; professional appearance.
- Work effectively alone or in a team.
- Flexibility to work outside normal hours as needed.
- Willingness to be assigned to other properties.

- Reliable transportation; valid driver’s license, vehicle, and insurance.
