Overview

The Leasing Manager is responsible for complying with the requirements of a tax credit community, managing the leasing process, ensuring the leasing team is trained and able to conduct required tasks, meeting occupancy goals for the community and ensuring resident satisfaction.

Responsibilities
  • Ensure the completion, reporting, and filing of all paperwork for the community associated with tax credit requirements and tax credits programs.
  • Ensure all leasing personnel are trained and able to properly tour prospects, process applications, complete tax credit paperwork and certifications, enter data accurately in property management software and provide high quality customer service to prospects, applicants, residents, vendors and visitors to the community.
  • Review all lease-related paperwork (electronic and hardcopy) in a timely manner ensuring it is free of errors while at the same time review corresponding data in the property management software for accuracy and consistency.
  • Keep current on existing market conditions, monitor rental market trends, conduct market surveys, adjust leasing strategies, and make recommendations to management as needed to maintain occupancy goals at established levels.
  • Develop and implement leasing strategies to maximize property occupancy.
  • Collaborate with the maintenance team to ensure unit-ready timelines are consistent with resident move-in dates, and availability of show ready units does not impede leasing goals.
  • Review service requests daily to ensure that any delays or hindering of repairs or maintenance is communicated to residents in a timely manner and to recommend solutions that avoid resident disruption or displacement.
  • Oversee the renewal process by reviewing renewal offer letters and reports, verifying timely execution of renewals, following up with residents delayed in responding, auditing rent and other charges for accuracy, and correcting and reporting deficiencies.
  • Develop unit inspection checklists for move-ins, move-outs, and tour units to ensure timely processing of apartment turns for move outs, smooth resident transitions for move ins, and to have tour-ready units available for prospects.
  • Establish and monitor the community tour route (interior and exterior) for the leasing team to ensure cleanliness and appeal.
  • Ensure waitlists are properly established and maintained and that applicants are appropriately selected and notified of selection.
  • Responsible for accurate and timely completion of all daily, weekly and monthly leasing, operational and financial reports as directed by the community manager.
Qualifications
  • High school diploma or equivalent
  • 5 years experience in leasing at tax credit communities
  • 3 years experience supervising or leading a team
  • Experience working with Yardi and Nexus Payables
  • Experience working with Microsoft Office Suite
  • Excellent communication and interpersonal skills
