Job summary

Providence at McDowell on-site in Arizona is seeking an Assistant Community Manager to support the Community Manager with daily property operations. This role owns the financial side—rent collection, delinquency, resident ledgers, and reporting—while also carrying leasing and renewal goals and serving as second-in-command when the Community Manager is off-site.

Success in this role includes clean books, low delinquency, a full property, and residents who feel taken care of.

Qualifications

• 1+ years of experience in property management, leasing, hospitality, retail, or a comparable customer-facing role.
• Strong math skills and attention to detail; comfort with ledgers, spreadsheets, and reconciliation.
• Excellent written and verbal communication skills.
• Ability to work weekends and extended hours during peak leasing and turn seasons.
• Valid driver's license and reliable transportation.

Responsibilities

• Post rent payments, process daily deposits, and maintain accurate resident ledgers.
• Manage the delinquency process end to end: late notices, statutory notices under the Arizona Residential Landlord and Tenant Act, payment plans, resident outreach, and coordination with legal counsel on evictions and writs.
• Prepare and review weekly and monthly reports (occupancy, leasing/renewal activity, delinquency, budget variance).
• Assist with invoice coding, purchase orders, and budget tracking.
• Complete move-in and move-out accounting, including security deposit dispositions within Arizona's statutory timeframe and damage billing.
• Maintain accurate, complete resident files in compliance with company policy and Fair Housing law.
