VPM Management, Inc. is seeking a Leasing Consultant for Citrus Flats in Santa Paula, CA. This full-time role greets prospective residents, tours the property, explains lease terms, collects applications and deposits, and prepares move-in packages to support smooth occupancy.

The Leasing Consultant is a full-time position, Monday - Friday for a brand-new build property, Citrus Flats located in Santa Paula, CA. Citrus Flats Apartments is a 166-unit Tax Credit property.The Leasing Consultant will provide information pertaining to the apartment community, and attend to residents’ needs by displaying outstanding service which, in turn, will aid in retaining residents and promote a community atmosphere. This position will also assist the Property Administrator with administrative functions and duties. As a Leasing Consultant, you will be the first point of contact for prospective and current residents. Your role is vital in building lasting connections and promoting a sense of community.ESSENTIAL JOB FUNCTIONSAnswer telephone calls and respond to prospective residents’ questions about lease terms and community features.Tour the property and vacant apartments with prospective residents, while highlighting key benefits of living in the community.Provide accurate information about rental rates, deposits, and lease terms in line with company policies.Collect and process rental applications, deposits, and lease agreements while maintaining compliance with company standards.Assist in promoting a positive community atmosphere by helping to retain current residents and responding promptly to their needs.Prepare move-in packages, traffic reports, and availability updates to support smooth operations.Handle maintenance requests with accuracy and ensure timely completion for residents.Prepare notices, legal packages, and assist in community activities, newsletters, and resident engagement efforts.Maintain resident files, reports, and inspection checklists with accuracy and attention to detail.Perform additional office and administrative duties as assigned by the Property Administrator and Regional Supervisor.Use property management software to track tenant information, lease agreements, and financial transactions.Assist with HUD Wait List management and accepting, updating and contacting Applicants for applications/status updates.Assist with HUD and Tax Credit Move In Files and Mass Annual Recertification files including interviews and processing certifications with Applicants/Tenants.Assist with HUD Interim Recertifications through year including interviews and processing of certifications with Tenants.Assist with generating and verifying HUD/EIV-required Monthly and Income Reports.Assist with obtaining verifications, other required documents and Tenant signatures for certifications in HUD-TRACS Software.Assist with apartment inspections, including generating work orders for HUD and TCAC required program inspections.Manage and update property records in digital systems to ensure accuracy and compliance.REQUIRED EDUCATION AND EXPERIENCEPrevious leasing or customer service experience in property management or real estate.Knowledge of HUD, TCAC, Section 8, Fair Housing, and tenant/landlord laws is a plus.Strong communication and public relations skills with a professional and courteous manner.Good organizational skills with a detail-oriented approach.Ability to walk long distances and navigate stairs with ease.Proficiency with basic computer applications, including property management software and 10-key.Demonstrated ability to build trust and deliver outstanding service in a community setting.Sales and negotiation skills to support leasing goals and occupancy rates.COMPENTENCIESAbility to read and comprehend written instructions provided by the Property Administrator and/or Regional Supervisor.Adhere and lead through the company policies and procedures.
