Sandalwood Management is seeking a full-time LIHTC Leasing Consultant for the Tapestry Aquarena Springs Apartments in San Marcos, TX. The role centers on welcoming prospects, understanding needs, presenting the community, and closing leases with qualified residents.

Ideal candidates have 2+ years of multifamily leasing experience, strong admin/communication skills, and LIHTC knowledge. On-site position with benefits and opportunities for commissions and bonuses.

Responsibilities

• Stand and greet everyone who enters the office.

Job Details Job Location: Tapestry at Aquarena Springs - San Marcos, TX 78666 Salary Range: $19.00 - $22.00 Hourly

Sandalwood Management is seeking a full-time LIHTC Leasing Consultant to assist in the leasing office of Tapestry Aquarena Springs Apartments in San Marcos.

The Leasing Professional is the community’s sales representative. The primary duties of the leasing professional are to welcome prospects, understand their needs and wants and to be able to professionally present the features and benefits of the community to properly secure lease agreements from qualified persons. We are looking for someone extremely service oriented; cheerful and articulate, friendly and welcoming, quick to put people at ease, extremely organized and are always looking for opportunities to be proactive with service and quick. They will need to respond to inquiries and requests accurately and timely. Someone confident that enjoys selling a product that they know meets the needs of interested prospects. With a professional demeanor and are neatly and professionally presented at all times. Previous experience in residential leasing or in sales preferred.

WHAT YOU’LL DO:

• Stand and greet everyone who enters the office
• Answer incoming phone calls and handle each call professionally whether it is a prospect call, resident, service request, etc.
• Welcome prospects to the property, understand their needs, build rapport and present the community as the ideal solution. Uncover and counter all objections and close the sale
• Inspect tour route, amenities, models and market ready vacancies daily to ensure readiness for viewing
• Acquire and maintain up-to-date and thorough knowledge of the apartment community, local competitors and neighborhood (local schools, restaurants, shopping, recreation etc.)
• Help maintain and update market survey monthly
• Review lease applications, assist with application verification and notify prospective residents of results

WHAT WE REQUIRE:

• 2+ years in Multifamily property management, proven track record of leasing success
• Strong admin and communication skills.
• LIHTC experience, required
• File management experience, required
• Ability to work Saturdays
• Valid driver’s license
• Yardi experience, strongly preferred
• Successfully pass pre-employment background check and drug test

COMPENSATION:

• Up to $22/Hr. depending on role and experience.
• Monthly renewal commission and bonus opportunities
