Essential Duties:

Acts as the first point of contact, verbally and in person, for prospects, vendors, employees, management, and the public. Attempts to lease apartments shown and/or preleases apartments with notices to vacate through new contacts and renewals of existing residents. Aims to increase real estate value by maintaining maximum occupancy and rates. This is a line position with a direct impact on company funds.

• Answers all calls and greets visitors enthusiastically, providing rental information and scheduling appointments. Converts phone inquiries into property visits.
• Tours units daily, ensuring readiness, and demonstrates units to prospects to close at least 50% of showings. Meets individual and property goals, which may vary.
• Records all traffic and activities daily, using company guest cards and follow-up programs promptly and consistently.
• Notifies prospects of application decisions within 24 hours.
• Maintains current knowledge of local markets through market surveys.
• Records and follows up on resident service requests, ensuring full and accurate information and timely completion.
• Performs other administrative, marketing, and related duties as assigned.

Marginal Duties:

• Promotes the property through weekly contacts and marketing efforts.
• Prepares lease paperwork and move-in packets, ensuring a smooth move-in process.
• Supports resident retention and satisfaction programs.
• Keeps the leasing office organized and maintains filing and supplies.
• Gathers supplies from vendors as needed.
• Qualifies prospects and records all marketing activities.
• Processes applications and secures deposits, ensuring compliance with policies and Fair Housing laws.
• Inspects units and communicates service needs.
• Demonstrates community features and closes sales.
• Prepares residents for move-in and conducts orientation.
• Monitors lease renewals and advertising effectiveness.
• Represents the company professionally at all times.
• Develops and executes outside marketing plans, using personal transportation.
