Reporting to the Community Manager, Leasing Manager or Assistant Manager, the Leasing Consultant position is responsible for generating leads, selling and renewing apartment leases in accordance with Company and Fair Housing guidelines. Responsible for ensuring the Company's standards are met and excellent customer service is delivered. Exhibits strong commitment to the service needs of internal and external customers. Represents the company professionally and courteously.

Essential Job Functions:
  1. Communicate daily with staff, Community Manager, and others as needed, including addressing service maintenance requests.
  2. Assist at other communities as needed.
  3. Travel via automobile and airplane for training and company business as required.
  4. Participate in and comply with all BH required and/or assigned training programs.
  5. Manage marketing, motivation, administrative, and financial operations of the property under the direction of the Community Manager.
  6. Maintain a thorough understanding of the community, specials, and floor plans.
  7. Understand all aspects of leasing units and leasing documents in line with Company and Fair Housing guidelines.
  8. Prepare all new leases and lease renewals; process lease application paperwork for approval.
  9. Qualify prospective residents via Rent Cafe and maintain leasing files.
  10. Identify potential residents using market data and industry knowledge.
  11. Inspect units in advance and prior to move-in; coordinate move-out changes.
  12. Develop new business contacts, marketing ideas, and conduct competitive shopping to increase occupancy.
  13. Complete outreach marketing duties as assigned.
  14. Utilize market survey data to generate traffic of potential residents.
  15. Assist in marketing promotions and ad placements.
  16. Achieve a team closing ratio of 40% or higher and shopping report scores of 80% or higher.
  17. Oversee competitive property shopping to stay current with industry trends.
  18. Manage online marketing efforts, including postings and pricing updates.
  19. Use third-party online leasing programs appropriately.
  20. Accurately enter prospect information and notifications into Popcard promptly.
  21. Perform other duties as assigned.
Job Qualifications:
  • High School diploma or GED preferred.
  • Previous leasing experience preferred.
  • Strong sales and closing skills required.
  • Excellent organizational and customer service skills.
  • Ability to meet closing ratio and shopping report benchmarks.
  • Experience with Yardi Voyager, YieldStar, or other Revenue Management programs preferred.
  • Proficiency in MS Office Word/Excel preferred.
  • Valid driver’s license may be required.
  • Professional appearance and demeanor.
  • Positive, motivating, and team-oriented attitude.
  • Ability to thrive in a fast-paced, competitive environment.
  • Ability to work with diverse groups and customers.

Work Schedule: Typically 8am-5pm or 9am-6pm, Monday-Friday, with rotating weekends; hours may vary based on business needs.
