About the Community: An affordable, luxury community with 500+ units located in Austin, TX.

Summary and Responsibilities:

As the Leasing Consultant, you will work under the Property Manager to manage the leasing process from start to finish. Your role involves presenting the community in an energetic and friendly manner, building relationships, and creating excitement. You will provide excellent customer service, resolve resident issues, and support leasing and occupancy goals.

  • Ensure resident satisfaction through professional customer service to current and prospective residents.
  • Achieve weekly leasing and marketing goals.
  • Maintain occupancy levels by showing, leasing, and managing waitlists.
  • Inspect tour paths and vacant units regularly.
  • Verify applications, gather documentation, process approvals or denials.
  • Prepare move-in packets and update unit availability daily.
  • Process maintenance requests and follow up.
  • Handle collections according to company standards.
  • Support community phone inquiries and assist management.
  • Maintain accurate resident files and manage move-in schedules.
  • Resolve resident complaints and conduct move-out inspections as needed.
  • Stay informed on industry standards, fair housing laws, and HUD & LIHTC regulations.
  • Perform additional duties as assigned.

Qualifications for Success:

  • High School diploma or equivalent.
  • Knowledge of property management, tax credit programs, and RealPage software.
  • At least 1 year of leasing experience.
  • Strong communication, organizational, and multitasking skills.
  • Professional demeanor, reliability, and excellent customer service skills.
  • Analytical mindset, ability to follow processes, and willingness to learn.
  • Ability to work flexible hours, including weekends and emergencies.
  • Proficiency in Microsoft Office, Internet, RealPage, Onesite, and related tools.

Physical and Work Environment:

This role involves intermittent sedentary work with mobility required for touring and inspecting apartments. It includes standing, walking, climbing stairs, and occasional physical activities such as pushing, pulling, reaching, and lifting up to 20 lbs. The role requires good vision and hearing for communication and paperwork, working both indoors and outdoors under various weather conditions.
