Job summary

Corcoran New Development is seeking a dynamic Leasing Associate to create an exceptional resident experience at a growing property in New York. You will work with the onsite leasing team to move inquiries to tours and applications, providing neighborhood knowledge and lifestyle guidance.

The role requires a NYS real estate license, at least 3 years in onsite new development leasing, and strong customer service.

Qualifications

• Must hold NYS Real Estate Salesperson license or an Associate Broker license.
• Minimum of 3 years of onsite new development leasing experience.
• Strong customer service and communication skills.
• Proficient in Microsoft Office, with experience in Excel, Yardi and Rent Café.

Responsibilities

• Professionally represent the property with neighborhood knowledge and lifestyle offerings.
• Collaborate with the onsite leasing team to deliver an outstanding resident experience from inquiry to occupancy.
• Respond to inquiries daily and schedule property tours for prospects.
• Provide overviews for general inquiries received by the leasing office.
• Conduct tours tailored to prospect lifestyle and product type.
• Follow up daily with past prospects to drive application conversions.
• Provide clear instructions on the leasing and approval process to prospects.
• Maintain monthly rental rate and concession reports for competitive assessment.
• Assist with property pricing grids and inventory management.
• Run daily and weekly leasing traffic reports for the development and management teams.
• Negotiate rental terms with guidance from the management team.
• Interact with the corporate team regarding feedback and updates.
• Update property advertising and assist in punch list management for show readiness.
• Provide leasing support to the Leasing Manager daily.

Core Duties

Core Duties include but are not limited to:

• Professionally represent the property demonstrating neighborhood knowledge and lifestyle offering.
• Work synergistically with the onsite leasing team to ensure outstanding customer experience from first inquiry to occupancy.
• Respond to incoming inquiries daily and schedule property tours for interested prospects
• Provide overviews for all general inquiries received by the leasing office
• Conduct property and residence tours customized to the prospect’s lifestyle interest and product type.
• Conduct follow-up daily with past prospects and inquiries to achieve a high-level of conversion to application.
• Provide concise and easy to follow application instructions on the leasing and approval process to prospects
• Maintain at the direction of the Senior Project Manager, monthly rental rate and concession reports for the property’s competitive set
• Assist with the management of property pricing grids and inventory
• Assist and run concise daily and weekly leasing traffic reports for both the developer and Corcoran management team at the direction of the Senior Project Manager.
• Negotiate rental terms when needed and facilitate the lease signing process with the support and direction of the management team.
• Interact daily with the corporate team regarding customer and property feedback
• Update property advertising
• Assist in the management of punch lists to ensure property is in the best possible condition for appointments.
• Provide leasing support to the Leasing Manager daily

Job Requirements

• Valid NYS Real Estate Salesperson or Associate Broker License required.
• Minimum of 3 years of experience in onsite new development leasing.
• Strong customer service approach.
• Excellent verbal and written communication skills, enabling successful interaction with ownership, the leasing team, and potential residents at all levels.
• Ability to multi-task, prioritize, and adapt to changing market conditions, building construction conditions, timelines, and inventory fluctuations.
• Meticulous with excellent organizational skills.
• Ability to succeed and collaborate in a team environment.
• Proficient in Microsoft Office Suite, with an emphasis on Excel, and experience with Yardi and Rent Café software.
• Must work weekends.
