Job description

Guardian Management has a need for a Full-Time Leasing Agent to join our team at Seven Acres! Seven Acres is a conventional apartment community in Milwaukie, OR with 234 units.

The primary purpose of this position is to conduct the day-to-day leasing activities for the property and maintain positive resident and prospective relations. This includes ensuring good physical appearance and maintenance of vacant units, coordinating cleaning and repairs with the Community Manager and Maintenance Staff, leasing in compliance with applicable government programs, adhering to Fair Housing and Landlord Tenant Laws, and completing all required paperwork and reports on time.

Schedule: 40 hours/week, Friday 9AM-6PM, Saturday/Sunday 9AM-5PM, Monday/Tuesday 9AM-5PM.

Compensation: $25/hr + benefits!

Minimum Qualification Requirements

  • High school diploma or GED.
  • At least one year of experience in customer service, sales, marketing, or a related college degree.
  • Excellent attention to detail and organizational skills.
  • Strong technology and computer skills; willingness to learn new programs.
  • Ability to speak, read, and write in English.
  • Effective communication skills, both verbal and written.
  • Ability to complete company training within deadlines and attend required sessions.

Preferred Qualifications

  • Strong mathematical skills.
  • Experience with social media and willingness to manage property social media accounts.
  • Knowledge of affordable housing concepts (waitlists, tax credits, subsidies).

Essential Functions

  • Represent Guardian professionally and positively.
  • Support Community Manager in meeting property management obligations.
  • Comply with all relevant laws (Fair Housing, Landlord Tenant Laws, OSHA).
  • Greet prospects, conduct tours, and answer questions lawfully.
  • Record visits and maintain guest cards.
  • Communicate features and benefits of units to prospects.
  • Inspect units and coordinate repairs.
  • Maintain model units and inspect property regularly.
  • Understand rent charges, lease issues, and tenant concerns.
  • Process applications and deposits per procedures and laws.
  • Update availability reports, approve applications, and follow up with applicants.
  • Negotiate move-in dates and ensure units are ready.
  • Assist with lease renewals and follow company and legal guidelines.
  • Handle leasing efforts including billing, lease review, and rent collection.
  • Manage resident relations and respond to inquiries and concerns.
  • Maintain confidentiality of all resident and property information.
  • Accurately record work hours and adhere to timekeeping guidelines.
  • Collaborate with departments and coworkers.
  • Seek continuous improvement in work processes.
  • Perform other duties as assigned.
