Summary
This position is primarily responsible for greeting prospects, professionally presenting the features and benefits of their assigned community, and securing lease agreements from qualified persons. The role also involves ensuring compliance with relevant laws and managing associated paperwork throughout the leasing process. This position requires only 32 hours/week.
Essential Duties and Responsibilities
- Understand and ensure adherence to all Fair Housing, ADA, FCRA, and other leasing-related laws.
- Remain proficient in HUD guidelines, Resident Selection Plan, Affirmative Fair Housing Marketing Plan, and other subsidy regulations.
- Ensure eligibility requirements, application preferences, and income targeting (if applicable) are met.
- Perform resident screening and verify prospective residents meet guidelines.
- Complete lease paperwork, including addenda, and accept rents and deposits.
- Assist with application verification and communicate results to prospects.
- Maintain communication with prospects via forms, thank-you notes, and follow-ups.
- Enter prospect data into leasing software and update immediately.
- Inspect move-outs and vacancies, and ensure property cleanliness and readiness.
- Handle clerical tasks, report issues to the Property Manager, and maintain organized files.
- Coordinate marketing events and monitor unit turnover.
- Maintain a professional and friendly atmosphere in the leasing office and other resident areas.
- Assist with outreach marketing and contribute ideas to improve resident satisfaction.
- Manage leasing staff and monitor leasing program success if directed.
- Conduct market surveys and competitor analysis.
- Implement EIV processes to verify income, assets, and deductions, and complete certification files.
- Coordinate move-in procedures and assist with resident orientation.
- Foster positive resident relations and respond to inquiries and concerns.
- Attend scheduled meetings with owners or agents.
- Project a positive community image.

Qualifications
- High school diploma or GED; or 1-3 years related experience.
- Leasing Agent License or Sales/Broker license required.
- NALP designation preferred.
- Ability to read, write, and communicate effectively.
- Basic math skills.
- Experience in leasing and resident retention.
- Reliable transportation.
- Knowledge of leasing procedures and compliance regulations.
- Ability to work in a fast-paced environment and exercise problem-solving skills.
- Excellent interpersonal and communication skills.
Physical Demands
Regular use of hands, standing, walking, reaching, climbing, stooping, and lifting up to 50 pounds. Specific vision abilities required.
Work Environment
Frequent outdoor weather exposure, occasional chemicals, moderate noise level.
