Job summary

Carteret Management Corporation seeks a Lease Up Coordinator to lead the leasing and launch of new affordable housing communities across Florida. This role drives occupancy, resident experience, and compliance from ground up, coordinating across on-site teams and corporate departments.

The ideal candidate has LIHTC experience, HUD/LIHTC knowledge, and strong leadership to manage multiple properties and move-ins efficiently.

Qualifications

• Minimum 3 years of LIHTC and affordable housing experience, including new lease-ups.
• Experience managing occupancy goals, leasing strategies, and property marketing initiatives.
• HCCP certification required.
• Strong knowledge of Fair Housing and Landlord-Tenant laws.
• Prior supervisory or team leadership experience preferred.
• Proficiency with property management software and Microsoft Office (RealPage, OneSite, Excel, Word, Outlook).
• Ability to work effectively with diverse populations while maintaining a professional, customer-focused approach.

Responsibilities

• Lead daily property operations during lease-up and stabilization phases with high customer service and resident satisfaction.
• Serve as liaison between on-site teams, corporate departments, ownership, and partners for timely updates.
• Foster a positive community through effective resident communication and issue resolution.
• Oversee leasing office setup, systems, utilities, vendor coordination, and maintenance processes.
• Coordinate with construction, asset management, and vendors to prep units for occupancy.
• Drive leasing and marketing efforts to meet occupancy goals and maintain relationships with housing agencies.
• Ensure HUD/LIHTC compliance and accurate lease file processing.
• Streamline applicant and resident communication for efficient move-ins.
• Recruit, train, supervise, and evaluate on-site staff, upholding company values.
• Address employee relations with Human Resources and report incidents promptly.
