Job summary

Carteret Management is seeking a Lease Up Coordinator to drive the leasing and operational launch of affordable housing communities across Florida. You will lead daily property operations during lease-up, coordinate between on-site teams, corporate departments, ownership, and partners, and ensure move-in readiness.

This travel-based, full-time role requires LIHTC experience, HCCP certification, and strong regulatory knowledge.

Qualifications

• Minimum 3 years of LIHTC and affordable housing programs.
• Experience managing occupancy goals, leasing strategies, and property marketing.
• HCCP certification required.
• Strong knowledge of Fair Housing and Landlord-Tenant laws.
• Prior supervisory or team leadership experience preferred.
• Proficiency with property management software and MS Office (RealPage, OneSite, Excel, Word, Outlook).
• Ability to work with diverse populations while maintaining a professional demeanor.

Responsibilities

• Lead daily property operations during lease-up and stabilization phases, ensuring high tenant satisfaction.
• Serve as the primary liaison between on-site teams, corporate departments, ownership, and partners, providing updates.
• Foster a positive community environment through resident communication and engagement initiatives.
• Oversee leasing office setup and readiness, including office systems, utilities, vendors, supplies and maintenance processes.
• Coordinate with construction, asset management, and vendors to prepare units for occupancy.
• Drive leasing and marketing efforts to achieve occupancy goals and maintain relationships with housing agencies.
• Ensure compliance with HUD, LIHTC and other affordable housing regulations, including lease file processing.
• Streamline applicant and resident communication for efficient qualification and move-in procedures.
• Recruit, train, supervise and evaluate on-site staff in line with company values.
• Address employee relations matters with HR and report incidents promptly.
