Job summary

Fairstead is seeking a Compliance Lease-Up Specialist to lead all compliance activities during lease-up phases across multiple properties. The role requires extensive knowledge of LIHTC and PBRA Section 8 programs, plus significant travel to site locations.

You will collaborate with leasing, operations, and social services teams to ensure 100% regulatory adherence and timely reporting. The position demands strong communication, detailed file reviews, and proficiency with Yardi/RealPage/OneSite

Qualifications

• 3 years of affordable housing compliance experience with LIHTC and PBRA Section 8.
• COS Certification required or obtainable within first 60 days of employment.
• Travel 90-100% to site locations for compliance activities.
• Strong communication and organizational skills are essential.

Responsibilities

• Oversee compliance during initial lease-up and takeover phases with timely documentation for management and agencies.
• Process tenant and resident third-party verifications and compliance paperwork.
• Review lease-up files for program eligibility before submission to regulatory agencies.
• Establish standardized QA process to reduce errors and streamline file approvals.
• Ensure lease-up resident files are uploaded to SharePoint, OneSite/Yardi, and investor platforms.
• Respond promptly to audit findings and implement corrective actions.
