Job summary

The Garrett Companies is seeking a Community Manager in Broomfield, CO to lead day-to-day operations of an initial lease-up community. You will oversee onsite teams, drive occupancy, manage leasing, marketing, and vendor relations, and ensure the property delivers on budgeted goals.

You will coordinate with upper management on objectives, analyze market conditions, and strategize to maximize rent and occupancy while providing exceptional resident experiences.

Qualifications

• Minimum of 5 years property management experience.
• Excellent written and verbal skills.
• Professional judgment and discretion from experience in working with customer services, internal teams and vendors.
• Working knowledge or ability to quickly learn accounting software (Entrata); order processing systems; payroll systems; human resources software; Microsoft Office, etc.

Responsibilities

• Lead day-to-day operations of the community and manage onsite team.
• Respond to internet leads, answer calls, and show apartments.
• Complete market study and relay updates to leadership; make strategic leasing decisions.
• Follow-up with all prospects via phone, email, and handwritten notes.
• Manage move-ins/move-outs and renewal planning for occupancy stability.
• Hire, train, and supervise onsite staff; conduct regular team meetings.
• Maintain vendor relations and communicate performance to leadership.
• Prepare reports and analyze occupancy and rent metrics.
