Job summary

Bloomin' Brands in Tampa, FL is seeking a Lease Auditor to ensure lease provisions are enforced and operating costs reconciled with landlords. The role combines onsite and remote work within our Property Management & Lease Compliance team.

You will review leases, collect documentation, audit CAM, taxes, and insurance, prepare variance reports, and maintain audit work papers while building strong landlord relationships to resolve overcharges efficiently.

Qualifications

• 5+ years relevant experience in commercial real estate lease administration and/or related accounting.
• Ability to interpret and analyze lease and governing documents.
• Experience with operating expenses, CAM, real estate taxes and insurance.
• Strong written and verbal communication and attention to detail.
• Proficiency with Microsoft Office suite; familiarity with ERP/lease systems preferred.

Responsibilities

• Reviews and interprets lease/property documents.
• Collects required documentation from landlords for audits (operating expenses, co-tenancy, exclusive use).
• Reviews, researches, and validates landlord reconciled invoices for CAM, taxes, and insurance.
• Prepares audit spreadsheets and provides clear audit results.
• Enter payments and identify discrepancies in Lucernex.
• Collects overcharges and negotiates timely resolution with landlords.
• Maintains strong landlord relationships and requests supporting documents.
• Advises Manager, Lease Audit on unfavorable occupancy costs and improvements.
• Provides support to internal partners on occupancy cost concerns.
• Performs other duties as assigned.

Location: 2202 N. West Shore Blvd., TAMPA, FL, 33607

As a member of Property Management & Lease Compliance team, the Lease Auditor is responsible for accurately and timely enforcing lease provisions between the Company and its landlords including auditing operating costs associated with common area maintenance, property taxes, insurance and other landlord reconciled expenses. This role is based in our Tampa, FL Restaurant Support Center and will work a hybrid schedule (mix of onsite and remote).

ESSENTIAL DUTIES

• Reviews and interprets lease/property documents.
• Collects required documentation from landlords necessary to effectively conduct audits including, but not limited to, operating expenses, co-tenancy, exclusive use.
• Reviews, researches, and validates lease compliance of landlord reconciled invoices for common area maintenance, real estate taxes, insurance, et al.
• Prepares supporting audit spreadsheets; provides clear and precise audit results.
• Accurately enters payments; identifies and report discrepancies in Lucernex.
• Responsible for collection of overcharges resulting from said audit findings; negotiates with landlords for timely resolution of all issues.
• Establishes and maintains strong relationships with landlords while requesting supporting documentation and/or settling disputes.
• Advises Manager, Lease Audit of unfavorable lease language related to occupancy costs and recommend improvements.
• Provides support to internal partners relating to occupancy cost concerns.
• Performs other duties as assigned.

REQUIREMENTS

• Experience/Skills: 5+ years relevant experience in commercial real estate lease administration and/or related accounting.
• Strong interpersonal skills.
• Strong Microsoft Office skills including Word, Excel, PowerPoint, Access and Outlook
• Strong written and verbal communication and organizational skills with attention to detail and follow up.
• Ability to prioritize and complete multiple tasks and work well under pressure in a fast-paced environment.
• Self- starter with the ability to self-manage, adapt quickly, and interact professionally with all team member levels while working well both individually and in team settings.
• Strong customer service and team building skills.
• Ability to independently examine/interpret leases or other governing documents, analyze expense categories for reasonableness and accuracy, validate annual escalation statements, prepare variance reports and maintain audit work papers.
• Experience with Lucernex, a plus.
• Must be intuitive to appropriately assess and analyze risk, with strong problem solving/research/analytical skills to develop action plans to mitigate adverse impact to BBI.

EDUCATION

Minimum of Associate's degree required.Bachelor's degree in business or other relatable major, preferred.
