You will audit landlord statements, identify discrepancies, and pursue collections when needed, partnering with Legal and Lease Accounting leadership. The role emphasizes strong accounting fundamentals, analytical thinking, and relationship-building with landlords.

Qualifications

• Minimum 2 years of experience in commercial real estate, commercial property management, lease administration, or a related field.
• Understanding of basic accounting principles and strong mathematical aptitude.
• Excellent analytical, problem-solving, and critical-thinking skills.
• Strong verbal and written communication skills.
• Proven ability to build and maintain effective professional relationships.

Responsibilities

• Manage the financial aspects of an assigned portfolio of approximately 650+ store leases.
• Review payment schedules exceeding $6.5 million per month for assigned locations.
• Review and prepare invoices for recurring rent payments, operating expense charges, reconciliations, rent escalations, CPI increases, and lease modifications.
• Process and approve lease-related payments including rent, real estate taxes, CAM charges, insurance premiums, and other occupancy expenses.
• Maintain accurate lease payment records and monitor financial activity within assigned portfolio.
• Review and interpret lease agreements, amendments, and related legal documents to verify billing accuracy and compliance.
• Perform desktop audits of landlord year-end reconciliations to validate operating expenses, lease caps, and first-year variances.
• Analyze landlord statements and identify billing discrepancies, unauthorized charges, or overpayments.
• Conduct historical audits and identify opportunities for cost recovery and savings.
• Research, verify, and pursue collections resulting from audit findings when appropriate.
• Develop and maintain professional relationships with landlords and property representatives.
• Research and resolve past-due balances, account reconciliations, and default notices.
• Address landlord disputes and critical issues through collaboration with Lease Accounting leadership and Legal partners.
• Maintain databases and reporting tools used to track workflow, portfolio activity, and cost-savings initiatives.
• Assist with special projects and other duties as assigned.
