Job summary

CyberCoders is seeking a Construction Superintendent to oversee ground-up Distribution Center/Warehouse projects across Tennessee and Georgia. You will lead field teams, manage budgets, schedules, and safety compliance to deliver on time and within budget.

Responsibilities include reviewing specs, coordinating bids and contracts, monitoring progress with stakeholders, and developing action plans. You will recruit and supervise staff and subcontractors, ensure codes compliance, and report project

Qualifications

  • 5+ years of experience on three or more ground-up construction projects (initial through delivery).
  • 3+ years of experience managing project teams and subcontractors.
  • Strong leadership, decision-making, and time management skills.
  • Ability to manage complex schedules and prioritize competing demands.
  • Excellent written and verbal communication and negotiation skills.

  • Lead and participate in project planning meetings; define scope, budgets, timelines, and schedules.
  • Prepare bid packages; evaluate bids and proposals; negotiate and administer contracts with contractors/subcontractors and service providers.
  • Review, approve change orders and revisions; keep schedules and budgets updated.
  • Ensure safety standards and building codes compliance; maintain knowledge of laws and ordinances; prepare required documents for agencies.
  • Communicate with business leaders on project status; identify risks and develop action plans to deliver on time and within budget.
  • Recruit, develop, and supervise project team members; interview, hire, onboard, train, and manage performance.
  • Conduct site inspections to monitor progress; address issues; adjust plans/schedules/staffing/budgets as needed.

Construction Superintendent - Distribution Center / Logistics Type projects
We are looking to bring on a Superintendent to oversee construction of ground-up Distribution Center / Warehouse type projects between Tennessee and Georgia.
Essential Responsibilities:

  • Reviews project specifications, plans, and blueprints; contributes to hard cost estimates and project budgets; determining staffing needs; assigning internal team members and subcontractors; and overseeing day-to-day project execution.
  • Lead and/or participate in initial and ongoing project planning meetings; assist in defining project scope and specifications; and develop project budgets, timelines, and construction schedules.
  • Prepare and distribute bid packages; review and evaluate bids and proposals from vendors and subcontractors; and negotiate, approve, and administer contracts for contractors, subcontractors, and other service providers.
  • Review, recommend, and approve change orders and plan revisions as needed, ensuring all project documentation, schedules, and budgets are updated to reflect approved changes.
  • Ensure compliance with Company safety standards and all applicable building codes, permits, and regulatory requirements by maintaining knowledge of relevant laws and ordinances and preparing or submitting required documentation to governing agencies.
  • Communicate regularly with key business leaders to provide project status updates, identify risks or concerns, and develop action plans to ensure projects are delivered on time and within budget.
  • Recruit, develop, and supervise project team members by interviewing, hiring, onboarding, training, and managing performance in alignment with Company policies, values, and business practices.
  • Conduct project site inspections to monitor progress, support project teams, and proactively address issues; recommend and implement adjustments to project plans, schedules, staffing, or budgets as necessary.

Qualifications:

  • Minimum of 5 years of experience working on three or more ground-up construction projects, with exposure from initial construction through project delivery.
  • Minimum of 3 years of experience managing project teams and subcontractors.
  • Strong leadership, decision-making, and time management skills.
  • Demonstrated ability to manage complex schedules, prioritize competing demands, and maintain organization in both short- and long-term planning.
  • Excellent written and verbal communication skills, including the ability to effectively delegate, collaborate, and negotiate.
