Who is Middleburg?

Middleburg is a vertically integrated developer, builder, and operator of rental housing — with $5.3B+ in completed transactions and 32,000+ homes delivered since 2004. The integration is not structural for its own sake. Our research team uses AI, GIS, and proprietary data to identify underserved markets and supply/demand imbalances before they are visible to the market. That front-end work feeds directly into our land acquisition discipline: we evaluate hundreds of sites to select a few. In-house construction allows us to control basis and timeline in ways that third-party build models don’t. Our property management platform closes the loop — giving us operating data that feeds back into our next acquisition model. Every function makes the others sharper.

At Middleburg, we share a vision for greater value creation through community impact. Our success is rooted in a genuine desire to serve our local communities in thoughtful and holistic ways. By enhancing the lives of others, we contribute positively to neighborhoods and maximize real returns for our partners.
