Responsibilities

• Wow residents with impeccable service.
• Craft cost-saving initiatives and manage budgets.
• Respond to resident requests within 24 hours.
• Guide maintenance team hours, focus, and on-call schedule.
• Lead, mentor, and coach the team.
• Prepare vacant apartments for move-ins with top-notch repairs.
• Perform multi-skilled tasks including painting, electrical, HVAC and pool maintenance.
• Maintain a stocked maintenance shop and oversee purchases via Appfolio.
• Lead by example in scheduling vacancies for 5-day turns.
• Assign service requests to qualified personnel for quick turnaround.
• Oversee vendors and supplies; manage OpEx maintenance budget.

What We are looking for in a Service Manager:

• HVAC Certified
• Proven experience as an HVAC Service Manager or a similar role.
• Strong knowledge of HVAC systems, components, and controls.
• Leadership and team management skills with a focus on collaboration.
• Excellent problem-solving and decision-making abilities.
• Familiarity with budgeting and cost control principles.
• Practical communication skills for interactions with team members, vendors, and residents.
• Relevant certifications and licenses in HVAC systems.
• Familiarity with property management operations is a plus.
• Have a valid driver's license, clean driving record, and a reliable vehicle to use for everyday work assignments and on-call rotation
• Possess own basic tools
• Ability to lift 50+ lbs and walk multiple flights of stairs daily.
• Strong customer service skills and a can-do attitude.

• Multi-skilled: from painting and electrical work to HVAC and pool maintenance.
• Keep grounds pristine, promptly address emergencies, and identify property hazards.
• Nurture relationships with service providers, overseeing vendors and supplies.
• Maintain a well-stocked maintenance shop without unnecessary spending.
• Uphold loss prevention initiatives and manage OpEx maintenance budget.
• Streamline purchasing through Appfolio, ensuring cost-effective acquisitions.
• Lead from the front, performing technician and groundskeeper duties.
• Efficiently schedule vacancies for 5-day turns.
• Assign service requests to qualified personnel for a 24-hour turnaround.
