Job summary

The Community Builders, Inc. seeks a Service Technician III to promptly respond to service requests, perform appliance and building trades repairs, and maintain apartment interiors, exteriors, and grounds.

This lead tech role requires independence and strong customer service with a safety focus. Responsibilities include diagnosing repairs, coordinating with the Service Manager, completing preventive tasks, preparing vacants for move-ins, and supporting REAC/HQS inspections.

Qualifications

• High School diploma or equivalent required.
• Trade school or 5+ years progressive responsibility in property management or hospitality.
• REAC/HQS experience preferred.
• Industry certifications (NAHMS, CAMT, OSHA, HVAC) preferred.

Responsibilities

• Diagnose and repair appliances, carpentry, hardware, masonry, painting, and basic electrical, plumbing, and HVAC.
• Respond and complete service requests and on-call emergencies promptly and professionally.
• Monitor vendor preventive maintenance for building systems, equipment and components.
• Prepare and repair vacant apartments for new resident move-ins.
• Maintain grounds and common spaces including cleaning, trash, landscaping and snow removal.
• Prepare repairs for REAC/HQS inspections and audits.
• Maintain maintenance shop and inventory with PPE and safety mindset.
• Available for weekend work, on-call rotation and emergency service duties.
• Assist Maintenance Supervisor with technical guidance to Maintenance Tech I and II.
• Assist Maintenance Supervisor with contractor/vendor management.
