Job summary

True North Consultants, Inc. is seeking an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties.

The ideal candidate will supervise maintenance personnel, coordinate contractors, manage preventive maintenance programs, and ensure building systems remain safe, reliable, and fully operational. Strong knowledge of HVAC, plumbing, electrical, and mechanical systems, plus hands-on leadership, are essential.

Qualifications

• Experience in residential property maintenance management.
• Hands-on experience diagnosing maintenance problems and coordinating repairs.
• Ability to manage preventive maintenance programs and multiple projects.
• Experience supervising maintenance technicians and contractors.
• Strong project management skills and budgeting abilities.
• Proficiency with MS Office (Word, Excel, Outlook).

Responsibilities

• Lead and supervise maintenance technicians across condo and residential properties.
• Coordinate inspection, maintenance, and repair of HVAC, plumbing, electrical, mechanical systems.
• Develop and implement maintenance procedures and repair plans with property managers.
• Create and manage preventive maintenance schedules to reduce failures.
• Review and assign resident and property work orders; monitor progress.
• Coordinate third-party contractors and service providers.
• Inspect completed work for quality, safety, and compliance; maintain records.
• Monitor fleet maintenance and ensure safe operation of vehicles.
• Communicate professionally with residents, managers, vendors, and contractors.
