Job summary

Job Juncture is seeking an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties. The role requires a hands-on leader who can supervise maintenance personnel, coordinate contractors, and ensure that building systems are safe, reliable, and fully operational.

You will work closely with property managers, residents, vendors, and technicians to resolve maintenance concerns and improve service quality.

Qualifications

• Experience leading residential property maintenance teams.

Job description

We are recruiting an experienced Property Maintenance Manager to oversee maintenance operations across a portfolio of condominium and residential properties.

This position requires a hands-on leader who can supervise maintenance personnel, coordinate contractors, manage preventive maintenance programs, and ensure that building systems remain safe, reliable, and fully operational. The Property Maintenance Manager will work closely with property managers, residents, vendors, and technicians to resolve maintenance concerns and improve service quality.

The ideal candidate has strong residential property maintenance experience, practical knowledge of HVAC, plumbing, electrical, and mechanical systems, and the ability to manage multiple projects and priorities.

Key Responsibilities

• Lead, supervise, and support maintenance technicians serving a portfolio of condominium and residential properties.
• Coordinate the inspection, maintenance, and repair of HVAC, plumbing, electrical, mechanical, and general building systems.
• Work closely with property managers to develop and implement maintenance procedures and property-specific repair plans.
• Create and manage preventive maintenance schedules to reduce equipment failures and unexpected repairs.
• Review, prioritize, assign, and monitor resident and property work orders.
• Troubleshoot building and mechanical issues and coordinate the appropriate repairs.
• Oversee building repair, renovation, and improvement projects from planning through completion.
• Manage project schedules, budgets, contractors, materials, and internal resources.
• Select, coordinate, and monitor third-party contractors and service providers.
• Inspect completed work to ensure quality, safety, and compliance with project requirements.
• Maintain accurate records of inspections, maintenance activities, work orders, vendor services, and completed repairs.
• Use CINC or similar property management systems to document work and track maintenance activity.
• Monitor technician performance and implement improvements that increase work quality, responsiveness, and efficiency.
• Oversee company vehicle and fleet maintenance.
• Communicate professionally with residents, property managers, board members, technicians, vendors, and contractors.
• Respond to urgent maintenance situations and help coordinate emergency repairs when required.
• Promote a strong culture of safety, accountability, customer service, and continuous improvement.

Qualifications

• Previous management or supervisory experience within residential property maintenance, condominium maintenance, facilities management, or a related environment.
• Strong working knowledge of HVAC, plumbing, electrical, mechanical, and general building systems.
• Hands-on experience diagnosing maintenance problems and coordinating repairs.
• Experience supervising maintenance technicians, contractors, and service providers.
• Demonstrated ability to create and manage preventive maintenance programs.
• Strong project management skills with the ability to oversee multiple repair and improvement projects simultaneously.
• Ability to manage schedules, budgets, vendors, materials, and competing priorities.
• Proficiency with Microsoft Office, including Word, Excel, and Outlook.
• Experience with CINC or a similar property management or work-order system is preferred.
• Strong organizational, documentation, and problem-solving skills.
• Excellent leadership skills with the ability to train, motivate, and hold team members accountable.
• Strong verbal and written communication skills.
• Ability to communicate respectfully and effectively with residents and property stakeholders.
• Valid driver's license and the ability to travel between assigned properties as needed.

Preferred Qualifications

• Experience managing maintenance operations across multiple residential or condominium properties.
• Relevant HVAC, electrical, plumbing, facilities, or property maintenance certifications.
• Experience overseeing capital improvement or building renovation projects.
• Knowledge of applicable building codes, workplace safety requirements, and residential property standards.
