Job summary

Ambo Properties is seeking an experienced Property Manager to take full ownership of on-site operations, leadership, and resident satisfaction in Fort Worth, TX. The role requires driving occupancy, managing budgets, and supervising a capable on-site team with a people-first, performance-driven approach.

Ideal candidates will have 2+ years in property management, strong leasing and financial skills, and familiarity with Yardi/RealPage.

Qualifications

• 2+ years of property management experience (Required).
• Proven ability to lead teams, meet goals, and solve problems efficiently.
• Deep understanding of leasing practices, budgeting, rent collections, and vendor management.
• Familiar with Yardi, RealPage, Remote Landlord or similar property management software.
• Strong organizational, communication, and time-management skills.
• Knowledge of Fair Housing Laws and state/local landlord-tenant laws.
• Must be able to work some weekends and respond to emergency issues as needed.

Responsibilities

• Oversee day-to-day operations and lead on-site team to meet occupancy and financial targets.
• Coordinate property inspections, repairs, and upgrades to maintain quality.
• Oversee leasing process, show units, screen applicants, and execute leases.
• Manage property budget, monitor expenses, and minimize delinquencies.
• Supervise maintenance staff and provide ongoing training and support.
• Ensure compliance with federal, state, and local regulations including Fair Housing.
• Coordinate third-party vendors for maintenance and repairs and monitor performance.
• Manage turnover process to ensure units are ready for new residents and handle security deposits.
