Job summary

ALCO Management, Inc. is seeking a Lead Maintenance Technician to support daily operations across residential properties. You will perform repairs, coordinate with vendors, and maintain accurate maintenance records while building positive relationships with residents and staff.

The role requires inspecting building systems, responding to requests, and ensuring safety, compliance, and timely delivery of preventative tasks. On-call rotation is part of the job.

Qualifications

• High school diploma or equivalent required; technical certifications or associate's degree in facilities management or related field preferred.
• 2+ years in property maintenance or facilities management; multi-family or residential property experience a plus.
• Strong understanding of building systems, safety standards, and vendor coordination.
• Experience using maintenance management software (Yardi, Building Engines) and Microsoft Office; basic troubleshooting skills.

Responsibilities

• Inspect properties and perform preventative maintenance.
• Respond to resident maintenance requests and troubleshoot issues.
• Coordinate with vendors and contractors for specialized repairs.
• Maintain accurate records of maintenance activities, work orders and inspections.
• Perform routine checks of building systems (HVAC, plumbing, electrical) and complete logs.
• Collaborate with Community Managers to prioritize projects and allocate resources.
• Review inventory of maintenance supplies and order as needed.
• Ensure safety protocols and regulatory standards are met.
• Assist with special property improvement projects or renovations.
• Train and mentor maintenance team members or temporary staff.
• Participate in on-call rotation for emergencies and safety obligations.
