6 Degrees Search seeks a seasoned Preconstruction Manager to lead estimating and preconstruction for large multi-family residential projects, including apartments and senior housing. You will manage the entire estimation process, build critical industry relationships, and present cost strategies directly to clients.

The role emphasizes takeoffs, value engineering, bidding and procurement, project planning, and client presentations to ensure accurate, competitive estimates and successful project

Formación

• 5 to 10 years of experience in large multi-family residential estimating (apartments, HUD, OFHA, senior housing).
• Deep understanding of current market pricing and unit pricing.
• Proven ability to establish and maintain relationships with owners, architects, and subcontractors.

Responsabilidades

• Lead, create, and finalize comprehensive project estimates.
• Research materials, source alternatives, and develop value engineering ideas with costs.
• Build subcontractor bid lists, solicit bids, and analyze bids/scope.
• Develop preliminary preconstruction schedules and determine staffing/conditions.
• Complete detailed On-Screen Takeoffs.
• Prepare and present cost information to clients.
• Review and correct estimates prepared by others.
