Aspire Talent Solutions is seeking a seasoned Preconstruction Manager to lead estimating and preconstruction efforts for large multi-family residential, apartment, and senior housing projects in Columbus, OH. The role involves managing the entire estimation process, building key industry relationships, and presenting cost strategies directly to clients.

Responsibilities include leading takeoffs, bidding and procurement, project planning, and ensuring quality control across estimates.

Qualifications

• 5 to 10 years of experience specifically in large multi-family residential, apartments, HUD, OFHA, and senior housing estimating.
• Deep understanding of current market pricing and unit pricing.
• Proven ability to establish and maintain strong relationships with owners, architects, and subcontractors.

Responsabilités

• Lead, create, and finalize comprehensive project estimates.
• Research materials, source alternatives, and develop value engineering ideas with costs.
• Build qualified subcontractor bid lists and secure bids; analyze bids and scopes.
• Develop preliminary preconstruction schedules and determine project staffing and general condition requirements.
• Complete detailed On-Screen Takeoffs.
• Prepare professional presentation documents and present cost information to clients.
• Review, analyze, and correct estimates prepared by other team members.
