Job summary

Venterra Realty is seeking an Assistant Maintenance Manager-level Maintenance Technician to support daily maintenance operations at The Delta Pearland. You will assist with repairs, preventative maintenance, and move-in readiness, while leading the team and overseeing vendor work to ensure resident satisfaction.

The role requires HVAC certification, strong leadership and communication, and the ability to work a flexible schedule including on-call duties.

Qualifications

• Proven experience in multifamily property maintenance or facilities management.
• HVAC certification required; CPO certification preferred.
• Strong leadership and communication skills.
• Strong organizational and time-management skills.
• Ability to work flexible schedules, including participation in an on-call rotation.
• Lifting/carrying requirements: over 75 lbs rare, 25–75 lbs occasional, 1–25 lbs constant.

Responsibilities

• Complete resident work orders promptly, ensuring quality service and adherence to the 24- and 48-hour guarantees where applicable.
• Perform maintenance and repairs, including HVAC, electrical, plumbing, carpentry, drywall, appliances, and exterior structures.
• Conduct routine inspections and preventative maintenance to keep equipment, tools, and common areas in top condition.
• Assist the Maintenance Manager in daily operations.
• Prepare vacant apartments for new residents by completing repairs, cleaning, and ensuring all features are in working order per our Total Quality Make Ready (TQMR) program as needed.
• Work independently while following company standards, demonstrating attention to detail, and maintaining a commitment to resident satisfaction.
• Provide emergency and on-call maintenance support as needed.
• Support the team with other duties as needed to maintain resident satisfaction and property standards.
