Qualifications

• 2–3 years of hands-on apartment or residential maintenance experience.
• Solid knowledge of plumbing, electrical, carpentry, appliances, and drywall patching.
• Valid driver’s license and reliable vehicle to travel between sites.
• Willingness to participate in rotating evening and weekend on-call schedule.
• Own basic hand tools and ability to use a smartphone to track work orders.
• Capable of lifting up to 50 lbs, climbing ladders, and working outdoors.
• Professional communication with residents and adherence to management directions.

Responsibilities

• Leadership & Scheduling: rotate on-call maintenance and manage scheduling.
• Operations Management: coordinate and complete routine requests, PMs, emergencies, and projects.
• Vendor & Project Supervision: oversee vendors and contractors.
• Coverage Planning: adjust duties for vacations or illnesses.
• Property Inspections: daily walk to monitor appearance and conditions.
• Data & Software Tracking: update maintenance requests in PM software.
• Technical Repairs: perform repairs in plumbing, electrical, carpentry, appliances, drywall, HVAC.
• Turnover Coordination: prepare vacant units for new residents.
