Job summary

Evergreen Real Estate Group in Illinois seeks a Maintenance II technician to maintain community buildings, troubleshoot complex issues, and guide junior staff. You will handle plumbing, electrical, HVAC, and carpentry tasks while ensuring safety and cleanliness for residents.

This role requires at least 2 years of residential maintenance experience, a valid driver’s license, and state-specific licenses as applicable.

Qualifications

• High school diploma or GED required.
• Minimum of 2 years’ experience in residential or multifamily maintenance.
• Experience in troubleshooting building systems preferred.
• Valid driver’s license and auto insurance required.
• Pool certification required for properties with pools.
• Trade certifications in HVAC, plumbing, or electrical preferred.

Responsibilities

• Complete assigned work orders involving plumbing, electrical, carpentry, HVAC, and appliance repairs.
• Troubleshoot and resolve maintenance issues; escalate complex repairs as needed.
• Ensure make-ready repairs are completed on schedule and to standard.
• Provide feedback on recurring problems and suggest long-term solutions.
• Maintain accurate records for all completed work orders and inspections.
• Perform scheduled inspections and routine maintenance on mechanical systems and building equipment.
• Identify and report potential safety or system issues before they escalate.
• Participate in capital repair projects and assist with coordinating contracted vendors.
• Perform exterior maintenance such as snow removal, lawn care, and trash removal.
• Support and mentor Maintenance I and Janitorial staff; assist with onboarding of new team members.
• Follow all OSHA regulations, safety guidelines, and company procedures.
• Identify hazardous materials and report immediately.
