Job summary

AvalonBay Communities, Inc. is seeking a Lead Maintenance Technician in South Miami, FL to oversee the maintenance of our apartment communities. The role emphasizes diagnosing and repairing HVAC, plumbing and electrical systems, training junior technicians, and ensuring turn-key readiness of vacants for occupancy.

You will also participate in preventative maintenance, safety programs and daily inspections while maintaining high resident service standards and property condition.

Qualifications

• 3+ years of experience in maintenance work including HVAC, plumbing, electrical and general maintenance repair.
• Valid driver’s license required.
• HVAC certifications (CFC) required or willingness to learn.
• On‑call schedule rotation.
• Ability to communicate with residents and associates for service delivery.
• Ability to read and understand policies including maintenance procedures and SDS.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry and related systems.
• Assist with organizing and completing work orders promptly.
• Ensure vacant apartments and car garages are rent-ready with turnkey work.
• Train and oversee Maintenance Technicians I & II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain a safe environment following AVB policies; perform hot works per standards.
