Job summary

Vivmark Residential, backed by AvalonBay, is seeking a Lead Maintenance Technician in Florida to oversee critical repairs and preventive maintenance across properties. You will diagnose and fix HVAC, electrical, plumbing, and other systems, supervise junior techs, and ensure timely service requests get completed to keep residents safe and satisfied.

Qualifications

• 3+ years of maintenance experience.
• Valid driver's license.
• HVAC (CFC certifications required or willingness to learn).
• Ability to work on-call rotation.
• Strong communication with team and residents for customer service.
• Ability to read policies/procedures (Key Control, Turnover, Emergency).
• Familiarity with SDS and safe chemical handling.
• Knowledge of PPE and safety procedures.
• Basic understanding of emergency systems and operations.
• Knowledge of painting and paint tools.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances and carpentry as needed.
• Organize and complete work orders and repairs per standards.
• Ensure vacant apartments and garages are rent-ready promptly.
• Train and mentor Maintenance Technicians I/II.
• Perform preventative maintenance on a routine basis.
• Inspect grounds and buildings daily for maintenance needs.
• Maintain a safety-focused culture and follow policies.
• Perform hot works when required within safety standards.
