The Lead Maintenance Technician is responsible for maintaining the physical integrity of the community, ensuring a clean and well-maintained environment for residents, visitors, and staff. This role involves anticipating, identifying, and correcting problems involving the property and implementing preventive procedures. The position aims to:

  • Maintain a clean and well-maintained environment.
  • Cultivate resident satisfaction.
  • Protect the investment of the property owner.
Duties and Responsibilities

Conduct all business in accordance with company policies, laws, and regulations such as OSHA, ADA, and Fair Housing.

Resident Service
  • Perform maintenance tasks personally and delegate to assistants, overseeing their work.
  • Manage resident service requests, completing work orders within 24 hours when possible.
  • Coordinate maintenance staff availability for emergencies, 24/7.
Preventative Maintenance and Safety
  • Hold regular safety meetings and maintain HAZCOM standards, keeping MSDS sheets current.
  • Monitor property conditions and promptly address hazards.
  • Maintain records of maintenance, work requests, expenditures, and property status.
  • Schedule and perform routine maintenance, ensuring tools are in excellent condition.
  • Develop subordinate staff and promote a safety-first attitude.
Training

Complete all required Grace Hill courses by deadlines.

General Maintenance

Diagnose and perform minor and routine repairs on electrical, plumbing, HVAC, appliances, and other property systems, ensuring repairs are completed correctly and on schedule.

Qualifications

At least 3 years of experience in property maintenance or a similar field.

Work Hours

40 hours per week, with weekends and on-call duties as needed.

Equipment and Physical Requirements

Knowledge of safety equipment, tools, and machinery, with physical ability to perform tasks including lifting over 50 lbs., climbing, reaching, and working in various environments.

Must have a valid driver’s license and insurance for travel requirements.

Working Environment

Primarily indoors, with outdoor work and exposure to various conditions and potential hazards.

Reasoning Development

High ability to apply logical thinking, problem-solving, and effective communication skills.
