SUMMARY

Maintains and performs general repairs of buildings and maintains grounds by performing the following duties:

QUALIFICATIONS

ESSENTIAL JOB FUNCTIONS

1. Handle all equipment repairs – contacting vendors, gathering bids, presenting to Regional Engineer and Regional Director of Operations for approval
2. Complete all warranty submittals to corporate maintenance staff
3. Complete monthly maintenance inventory, submit supply orders to General Managers
4. Conduct room PMs with support of maintenance personnel
5. Track room PMs accurately, ensure both hotels complete all rooms every quarter
6. Coverage of daily maintenance duties when call off occurs (and/or during vacation days)
7. Daily review of pool chemical logs and maintain and service pool and spa areas including testing and recording as stated by State and City regulations
8. Must have CPO certification
9. Point of contact during all Regional Engineer visits, the Chief Engineer should spend the entire visit with Regional Engineer
10. Weekly property walks with General Manager, create list of repairs needed and delegate accordingly
11. Weekly manager meeting participation
12. Monitor Quore, ensure maintenance personnel is accurately using Quore (if applicable)
13. Actively monitor guest scores and make necessary adjustments to improve maintenance scores
14. Track expenses vs monthly budget to ensure they are in line
15. Be on-call for any and all after hours emergencies – responding promptly if needed
16. Ensure QAs are PASS score for condition scores
17. Oversee houseman at both hotels and train new maintenance personnel
18. Complete any larger special projects needed by the hotel
19. Receive written work orders or verbal instructions from supervisor
20. Clean internal areas of buildings, including sweeping and mopping
21. Maintain cleanliness of public areas, storage areas, and parking lot
22. Empty trash cans and consolidate trash for weekly pickup
23. Repair parking lot and sidewalks with asphalt, cold patching materials, and concrete
24. Operate snow removal equipment to maintain parking lots and sidewalks
25. Maintain and repair buildings’ plumbing and electrical systems, including replacing worn or defective parts such as switches and fuses
26. Maintain all fixtures and equipment according to preventative maintenance schedule, and record keeping such as maintenance logs and Property Preservation Calendar
27. Replace worn or damaged parts such as hoses, wiring, and belts in machines and equipment like trucks, street sweepers, and riding mowers
28. Assist other departments with moving furniture and unloading and storing supplies
29. Keep accurate records of key control changes
30. All other duties as assigned

• Ability to identify and report needed repairs to the parking lot and sidewalks
