As a Chief Maintenance Technician, you will play a key role in ensuring the functionality, safety, and reliability of Manhattan Plaza, a 1,689-unit apartment complex that includes 14 commercial tenants, a 1,000-car garage, and on-site amenities such as a health club and racquet club located in Midtown, New York City.
Reporting to the Director of Maintenance and working closely with the Assistant Maintenance Director and four Maintenance Supervisors, you will perform hands-on maintenance and technical repairs on essential building systems—including plumbing, electrical, HVAC, and refrigeration. You’ll work alongside a team of 50 union maintenance professionals, ensuring all systems meet company standards, union requirements, and New York City codes and regulations.

ESSENTIAL JOB FUNCTIONS:
- Take the lead on diagnosing and performing major repairs on critical building equipment, including HVAC units, boilers, pumps, electrical panels, plumbing systems, refrigeration, and other essential infrastructure.
- Serve as the primary technician for complex mechanical issues, ensuring all major systems are repaired and maintained to manufacturer specifications and code requirements.
- Oversee daily operations of building maintenance and respond to emergency issues (e.g., fire, flood, equipment failure), while managing supply inventory and coordinating with the Purchasing Agent for repair parts and materials.
- Supervise and actively participate in repair projects, equipment replacements, infrastructure upgrades, and capital improvements as directed by the Director of Maintenance or property leadership.
- Conduct regular inspections to assess equipment condition, identify potential failures, and ensure building systems operate safely and efficiently; maintain all service logs and compliance documentation.
- Develop and implement preventive maintenance schedules for all major systems; troubleshoot and resolve performance issues using expert-level technical knowledge.
- Provide guidance and technical support to maintenance staff, ensuring safe work practices, consistency in procedures, and proper training on equipment and systems.
- Ensure adherence to safety codes and regulations (local, state, and federal) by implementing and monitoring safety programs and conducting hands-on safety checks.
- Contribute to budgeting and capital planning, advising on long-term repair needs, equipment life cycles, and upgrade priorities based on firsthand experience.
- Support recruiting and training efforts within the maintenance team, helping to build a culture of excellence, teamwork, and accountability.
- Coordinate with contractors and vendors to obtain bids for repairs and replacements.
- Perform other duties as assigned.

COMPENSATION:
- $60.01 - $64.90 / hour
- Annual Performance Bonus

Actual compensation may vary depending on a variety of factors, including the candidate’s qualifications, geographical location, and the specific responsibilities of the role. QualificationsPOSITION REQUIREMENTS / QUALIFICATIONS:
- 5–7+ years of progressive, hands-on experience in building engineering, facilities maintenance, or a closely related field—ideally in residential high-rise environments strongly preferred. Experience in affordable housing is highly desirable.
- Technical or vocational school training in building systems, mechanical trades, or facilities maintenance strongly preferred; equivalent on-the-job experience, a valid L94 license, or engineering firm background will also be considered.
- On-site residency required in complimentary spacious 2-bedroom apartment with balcony/terrace after 6-9 months of employment
- Strong technical background with demonstrated ability to diagnose, repair, and maintain major building systems, including HVAC, plumbing, electrical, boilers, BMS, and fire/life safety systems.
- Certifications such as FDNY Certificates of Fitness, Q-01 Refrigerating System Operating Engineer, or other relevant trade licenses are a plus.
- In-depth knowledge of HPD, DOB, FDNY, and REAC/NSPIRE compliance regulations, inspection protocols, and documentation requirements.
- Proven ability to read and interpret architectural, MEP, and civil construction drawings and specifications.
- Experience managing capital improvement projects, infrastructure upgrades, and supervising contractor/vendor work from planning through close-out.
- Highly skilled in technical troubleshooting, with the ability to resolve issues efficiently and implement cost-effective, practical solutions.
- Strong organizational skills and the ability to manage competing priorities, emergency responses, inspections, and repair schedules under pressure.
- Proficient in Microsoft Office Suite (Word, Excel, Outlook), Adobe, and MS Project; familiarity with RealPage OneSite or similar property management software is preferred.
- Experience tracking and reporting on property performance metrics, including work order turnaround, unit turnovers, and preventive maintenance programs.
- Ability to lift and move up to 50 lbs. and actively participate in on-call emergency rotation as needed.
- Excellent communication and leadership skills, with a proven ability to collaborate effectively across technical teams, vendors, and administrative staff.
