AvalonBay Communities is seeking a Lead Maintenance Technician who thrives on innovation, excels in problem-solving, and is dedicated to providing residents with an extraordinary living experience. This role offers an opportunity to shine and be a pivotal force in redefining apartment living.
As a Lead Maintenance Technician, you will ensure the safety, comfort, and functionality of our properties. Your responsibilities include diagnosing problems and making repairs to maintain and enhance residents' living experiences. Key duties include:

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features, and waste management systems.
• Organize and complete work orders and general maintenance tasks promptly, adhering to company standards.
• Prepare vacant apartments and garages for occupancy, including cleaning, repairs, and cosmetic work.
• Train and oversee Maintenance Technicians I and II.
• Conduct preventative maintenance on apartments.
• Inspect grounds and buildings daily for maintenance needs.
• Follow safety policies to maintain an incident- and injury-free culture.
• Perform hot works such as brazing, soldering, and welding as applicable.

You Have
- 3+ years of maintenance experience, including HVAC, plumbing, electrical, and general repairs.
- Valid driver’s license.
- HVAC (CFC) certification or willingness to obtain.
- Ability to participate in on-call rotation.
- Strong communication skills for resident and team interactions.
- Ability to read policies, SDS sheets, and handle chemicals safely.
- Knowledge of PPE and emergency systems.
- Basic paint and maintenance knowledge.
