Job Description
American Communities is seeking a dedicated individual to oversee property maintenance and ensure all tasks are completed efficiently. The role will focus on maximizing resident retention through effective maintenance staff, timely response times, property curb appeal, community involvement, and budget control.
Responsibilities
- Schedule and direct supervision of all in-house and/or vendor work in partnership with the Community Manager.
- Lead the maintenance staff, delegate and/or participate in diagnosing problems and repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywalling, exterior structure, and appliances.
- Ensure/conduct weekly inspections and participate in preventative maintenance, including pool, exterior lighting, filter changes, and apartment inspections.
- Responsible for inventory, ordering, and delivery of all necessary supplies and equipment for the service, custodial, and grounds departments under the direction and approval of the Community Manager.
- Approve Maintenance Department invoices for payment.
- Research and evaluate all current and potential products used in the maintenance and upkeep of the property.
- Assist in the preparation of the annual budget. Monitor and control utility, repair, maintenance, and capital expenses as per budget.
- Provide leadership and direction for all on-site employees under supervision, including but not limited to: effective employee relations, compliance with employment law, ongoing training, and motivation.
- Ensure regular coaching, counseling, and performance evaluations for all staff members.
- Assist in the interviewing process for any potential service or grounds personnel.
- Evaluate and manage schedules to control overtime costs.
- Schedule and perform preventative maintenance.
- Ensure timely and efficient response to service requests, make-readies, etc.
- Report unusual or extraordinary circumstances regarding the property or residents.
- Report all liability and damage incidents. Maintain the required property uniform and ensure a professional appearance for all service, custodial, and grounds personnel at all times.
- Required to rotate call with other service staff and back up Service Technicians as required.
- Miscellaneous: May be asked to assist other communities during staff shortages or emergencies. Assist with acquisitions/dispositions duties as required and participate in property tours with senior management.
Travel Involved
Some travel required, or assisting at other communities for training and/or leadership management.
Qualifications Involved With The Position

What Education and/or Experience You Will Bring to the Table
Required: High School diploma, or general education degree (GED); EPA Freon Certified (type 1 and 2 or Universal); or 4-6 years of related experience and/or training; or equivalent combination of education and experience. 2 years supervisory experience preferred.
Communication Skills Involved With The Position
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to prepare routine reports and correspondence.
- Ability to speak effectively with residents, vendors, and contractors, one-on-one or in group settings.
Computer Skills and/or Office Equipment Knowledge
- Working knowledge of calculator, copy machine, fax machine, telephone, and email system.
Analytical Abilities This Person Will Bring to the Table
- Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Ability to analyze basic operating statements and identify unusual operating trends, ratios, and variances.
Physical Demands Required
- While performing the duties of this job, the employee frequently is required to walk, climb or balance, and talk.
- The employee is frequently required to sit, stoop, kneel, squat, and crawl.
- The employee must frequently lift and/or move 25 pounds or more and, on rare occasion, move more than 100 pounds.
- Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment
- While performing the duties of this job, the employee may be exposed to outside weather conditions.
- The employee is exposed to moving mechanical parts, fumes, or airborne particles, toxic or caustic chemicals, and risk of electrical shock.
- The noise level in the work environment is usually moderate.
